I have some friends in the building, in the same line. They're on a lower floor so they don't have open views. Their kitchen looked the same as this one before they renovated, so yes, pretty old and crummy. Same with the bathrooms. Bedrooms are large, good building staff and doormen, nice solarium and roof deck.
what do you think about the price? The broker wants a fee apparently, the owner may not paint or do anything I heard from a friend of mine. $3,800 for 102nd bway is stupid, no chance they will get that (especially since the fee drives net effective for the first year up to $4,150 minimum.
For $4,200 you can get a 2 br/2 ba in the 70's! Which is much nicer, better shops, then 102nd bway.
broadway is pretty trashy (and close to a ghost town at night) around those blocks to justify that price. i'd disregard it and look for a better location.

I don't know the 2 bed/2 bath market, but I can't see paying a fee to anyone in this market. 1 bedrooms in similar condition have been renting for $2400/2500, and updated and renovated were going for $2800+. Studios and 1 bedrooms rent pretty quickly. I don't know of many 2/2s coming up often or what the demand is. Owners seem to be made up of actors, musicians, creatives, self employed and some doctors/residents. Renters seem to be affiliated with Columbia or Manhattan School of Music.
The east side of Broadway can get a little sketchy at night (projects on Amsterdam), but the area seems to always be pretty active (Mama Mexico is always packed). There are 3 hostels within a 1.5 block radius, and the Marakech hotel which have brought tons of young European and some Asian tourists to the area. There's another doorman across the street on 102 so the block feels very safe. Plus the building is very pet friendly so there are always people walking their dogs on the block.
Not too much in the way of shopping or good restaurants. FWIW Urban Outfitters just signed the lease at the old Metro theater at 100th St.
saw it...this place is oooook...but triple digits on bway for $3800? and the broker is a jerk (more than normal...)
i was interested, but because of her attitude I hope it never rents...
Wish the owner could read this, so he understands he chose the wrong broker...sucks for him that she isn't looking out for his best interest, but instead hers...classic
Broadway & Amsterdam get nicer, with better shopping and lots of good restaurants, a little further north - as you get closer to 110th Street and the Columbia campus. I've always found it safe, even late at night. And you may even luck in to a rent-stabilized apartment for half that price, if you don't mind a walkup.
Suzanne, if you have a good idea about how to find a rent stabilized 3bdrm, 2bath near Broadway and 110th, I'd love to hear about it.
so what do we think? down another $300 in a week?
I couldn't be happier that this apt hasn't rented.
I spoke to Susan, the broker, 2 months ago, and made an interesting offer and shit crapped all over me.
now her client gets to take it in the shorts because she was too "smart" to give me the time of day.
