Is this a joke. They raise the price 1000 buck and then lower it like once every few weeks so they can claim the price has been reduced. They do it over and over again. no it needs a real price cut to move. something far better than a 1000 dollar cut. it should go below 2 million and i think you are probably a broker so you should know that. don't be obtuse.

Maybe that unit does need a price cut to move - I have no idea. But your originally stated criteria is if the price had declined. Not if the unit were at a price you wanted to buy it.
PS - I believe you are a broker. A broker with few too many listings and transactions.

as i said i look for units that are smart enough to cut their prices. i search for them on streeteasy. the way to do that is to search for anything that has had a price decline in the last two days. this unit keeps popping up on that list because it has a fake decline every time the broker moves the price up and down a lousy 1000 dollars. i believe you have reading comprehension issues.

and it is a fact i am a buyer looking for a two bedroom below 34th street on the west side. i have nothing against honest brokers. i don't like brokers who are manipulative. and i am certainly not in this field.

I don't have reading comprehension issues at all. What I have is an acute understanding of who is simply out to cause trouble. Your logic of only looking for units with price cuts is backward. What if the unit was just listed? Is it not good enough even if it might be identical to a unit listed earlier that was listed for a higher price and is now the same price as the new unit? How sensible is that?
ps - I don't believe you are a buyer. No person in his or her right mind lumps all of 34th Street down to Battery Park in the same search. Admit you are a broker with a poor book of business.

i would live anywhere off the a,c,e or 1 train lines below 34th street in manhattan since that is what is best for my work commute. i would prefer to stay in chelsea but would consider the west village and tribeca but probably cut myself off at chambers. i am sorry but don't you think them raising and lowering the price so little so that it shows up on the search for "recent price cuts" is annoying? If you searched on here you would know that all the other price cuts are substantial at this point. we are talking 10 to 20 percent discounts minimum. this is the only listing that has such a ridiculously low cut that shows up on that search for ALL of downtown. i am starting to think you are the broker for this unit. there is no other reason for you to be so up in arms about what is clearly an annoying broker trick.

and i never said i was ONLY looking for units with price cuts. i was doing this particular search. do you actually use streeteasy. if you did you would know this is a standard search. you check "price cuts within the past 2 days" and then you click a general area like "all downtown". within those i look for things in my range that i might be interested in. but trust me that is not all i do. i like most people on here am incredibly informed as a buyer. and someday we aren't even going to need brokers like you lady.

Jasonkyle, it seems quite clearly to me that you are a broker with competing listings, and probably had some history with this particular broker - maybe she won a client from you that you lost?
Do I find it annoying that this broker raises and lowers the price - not really. I find it annoying when I'm on the express and I need to switch to the local and if the local just waited 10 more seconds the transfer could have been made. I find it annoying that some stores only open at Noon on Sundays but I need something earlier. I find a lot of things annoying. This, hardly. You seem the type who looks for reasons to be annoyed - what do they call that?, righteous indignation?

I think you found me annoying way back,as soon as I even responded. I suspect that might have been the case if I said, "nice day, isn't it?" i do not like dishonest business practices. especially ones that slow down my apartment search. it is as simple as that. if you think this isn't slightly dishonest you have different standards than i do. good for you. you will probably go far as a broker.

Hi Jason, to get back to your original question, the reason that the broker keeps altering the price by such insubstantial amounts is that each time they do it it shows up as a "new listing" again on their companies website. It is kind of a lazy attempt to make the listing look "fresher" than it may be. Hope that helps.

no jc dinero did this thing where they listed like 50 apartments as sold all on the same day. it was totally weird but they claimed it was an error and i believed them. this is clearly not an error.

i don't have to move until june. why should i rush when all the places i looked at in the fall have all had serious price chops. i have saved a lot of money by being patient.

Jason, yes I remember when JC DeNiro's website went down, the only way they could reload all of the agents "previously sold" listings was to list them as active and then move them to sold and closed. It caused a lot of confusion.
Jason, if you are looking at mostly new developments you certainly have a lot of negotiating room on your side. But I would say definitely avoid ones that are not at least 60 to 70 percent closed already as these are the ones that you will have much less options for financing.
There are some developers who are "ahead of the curve" and willing to sell for substantial discounts right now, especially in Chelsea as they have had a number of defaults.

jasonkyle, how many IDs do you have? ...or maybe you have two other twins? There are three people on this board, who have the same tendency to do the following:

A. Point out some innocuous point, which would indicate that his RE experience/knowledge in NYC is quite limited.
B. Others respond, "This is nothing. Don't tell us what we don't know."
C. He responds, "Everyone here is stupid, unethical, and illiterate."
D. He'd somehow respond multiple times without explicit reference points, so he seems mentally unstable.

Namely, divvie currently has another scary thread going as we speak about everyone buying now losing all down payments (w/ the exact same multiple "you're illiterate" come backs), and Slope[and some zip] had another on agents using false photos on their listings (again, w/ the exact same multiple "you're illiterate" come backs) recently. Odd, isn't it?

Jason and Ebutterfly, can't we play nicely?
In E butterfly's defense, I do not think the listing agent is trying to be able to claim "price reduced!" over and over on this listing, I think it is just a way to ensure for her seller that it keeps reappearing at the top of searches and as new. I think that this is something Douglas Elliman does on a regular basis, and I do not think it is a huge deal, I understand that Jason it feels like a "brokers trick" but I do not think there are bad intentions behind it. Again, I think that as part of training at DE agents are shown how to "Maximize" their listing exposure this way. At my company it is done a little differently.
In Jason's defense, I am not sure what makes you think Jason is not a "Real Buyer", there is a difference between someone "wasting their own time" playing on streeteasy and "having their time wasted" by agents who do not listen to the buyers questions and needs. Perhaps he has had negative experiences with brokers who were unethical, or not knowledgeable. We all know that they are out there.

hey vanderveen. i have one id. i am sorry to point out something annoying. anyone who isn't a broker and actually looking for a home now and using streeteasy's price cut search would probably agree it is annoying. that's all. i only kept replying because the broker came on here and engaged with me. it was amusing to spar with her for a bit but i think we are both over this discussion now. i don't understand what you have to gain by contributing and/or being insulting but i don't really feel i need to continue.

nycbrokerdax is right. i have had some really bad experiences while looking for an apartment since september 08. brokers exaggerate their listings all the time and sometimes outright lie. i just wish there was an ethical standard that was upheld too. i have seen many "bedrooms" that have no window and many many apartments where the square footage was way under what was advertised. if what was done here is no big deal then fine. it just seems silly to constantly change your price up and down 1000 dollars but i understand why.

A specific item is available for purchase for $10.00.
Is it more valuable and attractive to you if
a) It was priced at $9 yesterday and increased in price
b) It was priced at $10 yesterday and there have been no changes in price
c) It was priced at $11 yesterday and the price were lowered by $1

you got caught up on this last night. i did not bring this up because i want the drop to be from a certain price. i think the drop should be huge at this point. it ain't selling. drop it a few hundred thousand dollars like most of the other apartments i've seen downtown are doing. dropping it a thou isn't gonna cut it. it just makes it show up as a price cut on that search when it isn't really getting a price cut at all. i don't know what other way i can explain that to you. perhaps we should discuss it on the phone. should i call you at elliman tomorrow?

Yes, call me at Elliman. Enjoy your time talking to the receptionist trying to explain how you thought one person on streeteasy who thinks you are an idiot is Laura Cao and that you must reach her.
Explain to the receptionist that even though the listing is $2.499 million, you aren't interested because it was only dropped from $2.5 million, but if that same exact listing were previously priced at $3MM, you would have bought it.
Basically your entire argument is premised on you being entirely gullible. And your criticism of Laura Cao is that she wasn't clever enough to put a higher price in the past so she could "discount" it even more to the otherwise same price today.

perhaps i should have said WHILE I WAS LOOKING FOR PRICE DECLINES IN DOWNTOWN TWO BEDROOM APARTMENTS I CAME ACROSS THIS UNIT THAT HAD THIS SILLY RECURRENT 1000 DOLLAR ADJUSTMENT. I am not nor have I ever been interested in this unit. It just showed up in my search. I would not have been interested if the drop had been from a higher price. DO YOU GET THAT NOW

I don't know what type of listings nycBROKERdax has, but I do know that jasonkyle is still struggling as a broker to at least get some referrals for flips of the studio line over at Yves Chelsea and possibly 133 West 22 if he's really lucky. What's half of half of 5% commission on a $650K apartment?

If you searched on here you would know that all the other price cuts are substantial at this point. we are talking 10 to 20 percent discounts minimum. this is the only listing that has such a ridiculously low cut that shows up on that search for ALL of downtown. i am starting to think you are the broker for this unit. there is no other reason for you to be so up in arms about what is clearly an annoying broker trick.

report abuse and i never said i was ONLY looking for units with price cuts. i was doing this particular search. do you actually use streeteasy. if you did you would know this is a standard search. you check "price cuts within the past 2 days" and then you click a general area like "all downtown". within those i look for things in my range that i might be interested in. but trust me that is not all i do. i like most people on here am incredibly informed as a buyer. and someday we aren't even going to need brokers like you lady.

Do I find it annoying that this broker raises and lowers the price - not really. I find it annoying when I'm on the express and I need to switch to the local and if the local just waited 10 more seconds the transfer could have been made. I find it annoying that some stores only open at Noon on Sundays but I need something earlier. I find a lot of things annoying. This, hardly. You seem the type who looks for reasons to be annoyed - what do they call that?, righteous indignation?

report abuse Hi Jason, to get back to your original question, the reason that the broker keeps altering the price by such insubstantial amounts is that each time they do it it shows up as a "new listing" again on their companies website. It is kind of a lazy attempt to make the listing look "fresher" than it may be. Hope that helps.

report abuse Jason, yes I remember when JC DeNiro's website went down, the only way they could reload all of the agents "previously sold" listings was to list them as active and then move them to sold and closed. It caused a lot of confusion.
Jason, if you are looking at mostly new developments you certainly have a lot of negotiating room on your side. But I would say definitely avoid ones that are not at least 60 to 70 percent closed already as these are the ones that you will have much less options for financing.
There are some developers who are "ahead of the curve" and willing to sell for substantial discounts right now, especially in Chelsea as they have had a number of defaults.

In E butterfly's defense, I do not think the listing agent is trying to be able to claim "price reduced!" over and over on this listing, I think it is just a way to ensure for her seller that it keeps reappearing at the top of searches and as new. I think that this is something Douglas Elliman does on a regular basis, and I do not think it is a huge deal, I understand that Jason it feels like a "brokers trick" but I do not think there are bad intentions behind it. Again, I think that as part of training at DE agents are shown how to "Maximize" their listing exposure this way. At my company it is done a little differently.
In Jason's defense, I am not sure what makes you think Jason is not a "Real Buyer", there is a difference between someone "wasting their own time" playing on streeteasy and "having their time wasted" by agents who do not listen to the buyers questions and needs. Perhaps he has had negative experiences with brokers who were unethical, or not knowledgeable. We all know that they are out there.

report abuse hey vanderveen. i have one id. i am sorry to point out something annoying. anyone who isn't a broker and actually looking for a home now and using streeteasy's price cut search would probably agree it is annoying. that's all. i only kept replying because the broker came on here and engaged with me. it was amusing to spar with her for a bit but i think we are both over this discussion now. i don't understand what you have to gain by contributing and/or being insulting but i don't really feel i need to continue.

nycbrokerdax is right. i have had some really bad experiences while looking for an apartment since september 08. brokers exaggerate their listings all the time and sometimes outright lie. i just wish there was an ethical standard that was upheld too. i have seen many "bedrooms" that have no window and many many apartments where the square footage was way under what was advertised. if what was done here is no big deal then fine. it just seems silly to constantly change your price up and down 1000 dollars but i understand why.

Explain to the receptionist that even though the listing is $2.499 million, you aren't interested because it was only dropped from $2.5 million, but if that same exact listing were previously priced at $3MM, you would have bought it.
Basically your entire argument is premised on you being entirely gullible. And your criticism of Laura Cao is that she wasn't clever enough to put a higher price in the past so she could "discount" it even more to the otherwise same price today.

Although I will say my first apartment that I was on a lease for as a college kid was a Jakobson and it was a lot better priced then your listing at 200 Chambers Street Laura.
Ooh wow 11C is now 400,000 dollars lower than your listing for 12C. Don't you think it's time you started acting in your seller's best interest and tell them to lower the price instead of wasting time on this message board. oh, so you've narrowed your search. Criteria:
1 - Chelsea (ignore my search on Chambers Street, I got confused with CHelsea and CHambers)
2 - Must have had a price chop, even if it was priced right to start
3 - I must be able to demonstrate to my boyfriend that my search was really tough, so that he feels ok that I sit home doing nothing all day and he's the breadwinner.

Hey Ebutterfly. I like to see where the market is going by looking at the price drops yes. I do that specific search on Streeteasy quite a bit to see if anything I have already seen pops up on it. I usually focus on Chelsea but if the list is small that day I check all downtown. It's quicker than waiting for the Streeteasy updates which have been on the slow side of late. Sorry if you don't approve but since you are a Real Estate agent why would you. It means less commission for you.

I would love for them to repost what you said. I certainly did not need the help. You were doing a fine job of making yourself look like a hate-monger. Streeteasy actually made you look better by deleting the 3 most homophobic posts you made. You should be thanking them not still nagging at me.

But my question for you jasonkyle is exactly what are you yourself ashamed of? After we can talk about exactly what embarasses you, then we can talk about why you are embarassed about the truth that you claim you are proud of.
