can you be more specific. We called about this apartment and told the broker we would only see it if the owners were willing to accept $5000 or under. She said it would go in a few days at this price, so your comments are interesting.

lets bet---will they drop the price in 30 days? or 60 days? brokers are not helping anyone with comments like these. how about "why don't you take a look, and see what you think and I'll see what I can do?" god help them if they ever had to actually selll something!
I think, b/c of it's condition, it just isn't a nice apartment. The space, itself, is decent. All rooms are nicely sized, except for the Maid's room, which would fit a crib, but nothing else very comfortably (maybe a desk). I don't know where you would put a single bed. Old Miele stackable washer/dryer in Maid's room that they aren't replacing. Broker said it works fine. Terrible cabinetry in the maid's room that is basically falling apart. They're leaning towards not removing it (???).
Kitchen is the worst of it! Much worse in person than in the picture. It has all old built in cabinetry. The authenticity is cool. The functionality is lacking. Drawers are difficult to open and close. There is a huge island w/ storage underneath, but it seems to take up more space than it needs to. Tile floors are decent. There is this pathetic little shelf over the sink w/ two desk lights attached underneath (weird!!). The window in the kitchen has A/C & some weird fan thing. I think they're planning to "cover it". There's also some old-timey box on the wall that looks like it should be in a museum. No idea what it's for. The only counter space is to the right and left of the sink. They're replacing it with "white countertops". Dishwasher is old Miele that they're going to replace.
Hardwood floors are in bad shape. They're going to patch the bad spots. The floors need to be completely redone IMO. They plan to paint all the walls - fine. They removed a radiator from the living room and the piping is sticking out from the floor. Wires all over the walls and ceilings, most are painted to blend but some spots have too many exposed wires (just hanging out, over a doorways).
Windows/Light was decent throughout, though the window in the living faces the other side of the building (as if its a big U shape...sorry I don't know the real terms for all of this). Original chandelier in dining room. Original sconces over fireplace. Fireplace was charming.
The closets and shelving throughout were poorly done. Shelving in foyer seemed misfitted. Shelving and drawers in Master bedroom was pretty tough too look at (cheap, poorly constructed). Closet space overall was good though.
Carpet in MBedroom & Maids room (they're thinking about taking it up).
Floor to ceiling pipes in 2nd bedroom and living room that had foamy insulation showing(again, i have no idea what the real terms are).
We were told that the bathroom was recently renovated (I have no idea what was done), but honeslty, it was one of the least offensive rooms. Still outdated, but charming.
The broker said that if one is interested, one could probably have a say in what was done/upgraded(carpet or no carpet, more cabinets in kitchen, etc...). They're starting renovations on Tuesday (though I wouldn't call any of it real renovating).
My husband and I agreed that after changes were made, it might be worth $4500. We wouldn't pay more than that. I HIGHLY doubt it will be gone in a few days =).
Oh, I most of the doors have old glass knobs, which I thought were nice, but certainly doesn't make up for the rest of it.
Also, the broker seemed desperate IMO. This could be a place where you could successfully lowball!

Yikes - I just re-read. Sorry for all the typos and bad writing =O! I'll be curious to see if it drops more. It should!
Sounds impossible to live in unless you like going back in time. Guess the owner has site attachment. Thanks for the report.
