I'm confused about how square footage is calculated. I was under the impression that an apartment was approx. 2200-2300 square feet (it wasn't stated as such on the listing, but apartments in the same line with same layout have been listed at 2300-2400). But then I added up all the dimensions on the floor plan and only got 1777 sq feet. Could extra hallways (for which measurements aren't given), closets, and bathrooms make up the difference to get us to 2300 sq feet?

When looking at a Coop apt usually the "lie" is ~15-25% of the sq. footage.

Bottom line - never trust the sq.ft number on a coop listing

but the good news is that you could take advantage of their lack of honesty by including their claimed sq footage in the contract. that way you are only a measuring tape away from walking away without losing your deposit if you need to (prices plunged once again, for ex).

Someone can correct me, but I believe a lot of the time the sq footage is listed including inner walls and spaces you can't actually get to. So there's usually a descrepency.

I think most brokers add ceiling area to the square footage calculation.
