One bed, high floor, "midtown east", "luxury" doorman building. 650 sq ft in real estate agent speak which is probably more like 586 sq ft. Corner unit so double exposure What do you think...?

That is assuming there is nothing extraordinary about the place.... first rate finishes, washer-dryer, Chrysler building view...
what about midtown west in similar type rental?
I've seen the going rate higher than $2400. $2k gets you an upper east walkup thats been renovated ok. Elevator another $200 at least, doorman another $200. And thats the Upper East side, and with some tiny apartments.
These apartments were going for $3500-4000 at peak minimum. And this sounds decent - corner, you like the finishes, high floor, you call it luxury. So even if you knock 20% off, you're still talking $2800-3000.
I might aim a little higher.
2400 sounds about right, but I suspect you can negotiate another 10-15% off of that or get some free months.
