huh?

bad air: explain...
wallstreet noise: i'm pretty sure wall street noise stays in wall street, can't remember last time i "heard" the market.
gigantic grave: new york tends to move on, the replacements will no doubt be better than original wtc
no parks: let's see, washington market, which is governed by the locals and is essentially like a private park. hudson river/rockefeller park is right next door and there are two amazing new piers on the way. even the northerners got a park last year at the canal/west triangle.

three great public elementary schools, great restaurants, almost no late night club noise/hassles, bigger apts, and it's one of the most family-friendly communities in the city.

but then again, none of this probably has anything to do with the appreciation...

so do you believe that tribeca is still a sellers market and that it could go up
30 to 50 % in the next 5 years.
i hear that people bid above asking price to get some lofts down there.

Oh my goodness Tribeca is probably by far the strongest sellers market in NYC. Apt prices as well as rental costs are the highest in NYC. Yes Tribeca is still a sellers market.

Also, PS 234 - one of the best public schools in all of Manhattan (some say THE best).

Tribeca is one of the most coveted areas of the city. It is the most family friendly area below Houston for all those people that don't want to live uptown.
