1. Building is massively overpiced, for horrendous service 2. Elevators are a dump (that is on the 30% chance they run) 3. Super is laziest person ever (annoyed if you call) 4. Leasing agent is a complete nightmare 5. Owner squeezes every last dollar of each tenant Nothing on second avenue around neighborhood. You pay top-dollar for low end service

i believe this is the same developer as 211 madison. i bought renovated and sold (bought 28 months ago- sold 18 months ago) a unit in 211 madison and during became aware this developer was interested in selling his sponsored units (approximately half the building) he had held onto for years. i offered to buy one or more of these apts. offering the equivalent what i had paid for the one i bought (adjusting for position in the bldg). the space i had bought had been on the market for several months (i believe 10) and, so i believed, had been thoroughly vetted by the market. he was more or less non-responsive and moved forward renovating and putting the sponsored units on the market. NOW...he has price dropped as much as 1mm for a single unit and i d'ont believe he has sold anything. rutherford place is further testimony to an extremely out of touch developer.

The shame is it's a beautiful building on the outside. But the apartments are oddly configured and over-priced.

Am so relieved I am a renter, cant wait to get out. I agree with dawase, building is beautifutl on the outside, but mgmt company is a joke, It is more if they charge the fees they do, give better service for mgmt company. I always wondered what "ORB management" stood for, it stands for overpriced rip-off building

most of the apts. are mostly vertical space so they feel like tree houses.

Orb management is awful, rude and dont care, people are organizing in the building it has gotten so out of hand

HORRIBLE configurations... absolutely.

Plus, it was very run down in the hallways.... at least a few years back. Hopefully its in better shape now.
