1) People think we're their lawyers 2) People think we're their mothers 3) Chicago is the ne plus ultra of American cities 4) Except for New York because New York has Columbia Business School 5) Buyers hate real estate brokers 6) Renters think buyers are fools 7) Co-op boards are clueless 8) Sellers are delusional 9) Posters expect us to divine the future, apply said forecast to their specific situation, and render solid advice. 10) People are uncomfortable with ambiguity and/or complexity 11) Some malcontent is going to crap all over this list.

Happyrenter is a guy? I don't know why I thought happy was a woman. That's hard to get my cyber head around...but I'll adjust. Before I do though, happyrenter are you XY or XX?

87) "i have some buyers but i need to preview your apartment first" translates to "i think i am so good that once i get in your door i will be able to seduce you into my harem of exclusive listings"

88) i learned from this list that my friend 470PAS has learned almost everything he knows from StreetEasy

89) Urban Digs/Noah is an excellent source for head-still-attached-to-shoulders, feet planted firmly on the ground advice for all things NYC real estate

93) 87 cracks me up and it is something I learned ten years ago. 407PAS learned everything he knows about real estate from buying and selling places over the last 25 years.

96) Many real estate brokers live in rent stabilized apartments and have never actually bought or sold a piece of property. Talking about real estate with these agents is like talking to eunuchs about the physical act of love.

98) 407PAS has no sense of humor about himself and enjoys getting into pissing matches with any who dares to join him (buyer, seller, broker, FSBO - equal opportunity) and will usually quote some random author to let you know how well-read he is

99) 407PAS shouldn't be insulted and think that we don't know he has great knowledge "from buying and selling places over the last 25 years" but we can only assume that since he put 77 of the 100 things on this list that he has learned a lot from SE (in my neighborhood we call it a joke - although i listed the joke in your neighborhood so i could get more traffic)

101) 407PAS seems to have upset Sniper for some unknown reason and fears that Sniper is losing his sense of humor.

105) Tone of voice is often hard to gauge accurately in posts to StreetEasy.

113) StreetEasy is mainly a tool to spread negative information about all listings on the market. Sometimes this information can be lifesaving, however, as in the case of shaky condo conversions.
