Definitely anything at One Brooklyn Bridge park, especially considering the unknown status of the development of the park and the complete failure of the surrounding condos and hotels to be built.

Almost $1,000psf to live in a parking lot next to the BQE? LOL!!!

You mean the Apthorp, I think. I'd say it's pretty well-known, but that might be my west-side perspective.

Re: the Plaza, here's a sad little story: http://www.nytimes.com/2008/02/17/fashion/17plaza.html. Poor saps from the boonies bought there thinking they'd be bonding with the neighbors. Undine Spragg lives! Besides the great cosmetic-surgery photo (dinner's still churning) note the one demonstrating sloppy planning of the conversion from hotel rooms to apartments. In many of the apts' living rooms, you get one normal-sized window next to a little bathroom-sized one. There on the same wall. I'd noticed that in the plans but this is the first photo I've come across.

Sorry, yes Apthorp. I always get the two confused... which I think goes with the point.

Not unknown, but we're definitely not talking known to the point of being able to ask crazy dollars from foreign business folk...

From foreign buyers, correct. But I'd rather pay those prices for the Apthorp than for the Plaza.

$3k psf for an upper west side building not on the park and not in the top tier?

I'd rather pay for one beating than 2 beatings.

This Apthorp condo conversion is a myth.
There is no longer a garage, hasn't been for over a year, there are 0 apts. sold, major structural damage to the building, warring landlords and there ARE no elevator operators.
And that's just the start of it.

Take Brooklyn as a whole, most prices there are nuts. Since Manhattan prices plummeted, Brooklyn prices have barely flinched and make no sense at all.

Why pay that money to live next to drugs dealers in a neighborhood in Brooklyn where schools sucks while you could be living on the Upper West Side for the same price?
Too many ridiculously overpriced apts in Brooklyn...It's a joke!

I think that you are correct by stating that this Brooklyn apartment is way over priced and is in a so so location. They are charging what this apartment would be in Park Slope.

Comparing these 2 apartments is wrong. The Brooklyn apt is 900+ sq ft, while the Manhattan one is 750 sq ft. Don't look at the corcoran +20% on actual sq footage. Just by looking at the floor plans, it is clear that the livingroom area of both apartments are similar in size. In Brooklyn, there are actual bedrooms, nicely sized, vs oversized closets in Manhattan. The Brooklyn apt also has a dining alcove in addition....

This is just a Brooklyn real estate setting a 2008 price + 10% to get the listing and have the seller stuck with them for 6 months. Or the seller really does not have to sell.
