Where did 2 bed/2 bath UWS co-ops trade before the "bubble?"`

I'm curious where apartments on the UWS traded before the recent real estate bubble so that I can get a rough sense of where the real estate market might be headed. Since I'm a relatively new entrant to the market, I was curious if others who were more closely following the market 5+ years ago might be able to provide some context. As the stock market hits lows not seen since the '90s, my belief is that the real estate market will eventually follow. Thanks in advance.

In my building, up 50% from '02 to '07.

I'm really not sure when the bubble actually started. Seems like prices really started going up even back in 1999 or so, other than a brief pause in 2001. Regardless, I was looking at UWS 2 bed, 1 bath places in 2003 and anything below $600,000 was considered pretty cheap. I was generally told that another bath would add $100,000 (but I can't confirm whether this is accurate). One 2 bed, 1 bath place that I saw on about 88th and Broadway was going for $575,000 and when my wife asked if it had a second bath, the realtor remarked that in order to get a second bath at that price, one had to go above West 100th Street.

I'm pretty sure that in 2000 you could get a decent 2/2 coop (around 1200 sf, maybe more space/less expensive as you moved up the neighborhood) for around $600-650K, but jojo is right, you'd have done much, much better in 1998-99. I was looking in late 2000, and as my broker said, "things have gotten pretty expensive lately." Hahaha.

From my vantage point, there were 4 large price spikes. Prices ramped up dramatically from 1997 to 1999. 2 bedroom doormen co-ops (say 1200 sqft, 2 bedrooms, large dining/living area) in 10023 went from 400k to 600k in 2 years. Prices were flat from mid-99 through 01, then ramped up in '02, flat for the next year and a half, ramped up again early '05, flat again, ramped up early '07 and you know the rest. The last time that renting cost the same as owning was 99 through 01.

In 1998, rule of thumb was good 2 bed/2 bath for $500k.

This is helpful. I wonder if we will ever see prices last seen in the '90s.
