this price is a joke, owner paid 1.2 at the end of 2005, why would it ever sell for 2.2. now

The owner put some serious $ into renovations. Eric Cohler doesnt do 50k jobs.
Still it looks like hes chasing the mkt down.
Who knows what this is worth. Maybe 1.5-1.6 if hes lucky.

No offense to architect, but this renovation seems like it was done on a budget. Owner just didn't want to that much cash into it. From an architectural point of view. Probably did it for a friend for free. No ceiling work, no millwork whatsoever, pretty basic kitchen design. Basic crown and base mouldings. Many opportunities for great millwork around bay windows and took a complete pass. Bookshelves are ok, but no architectural detail on finished edges. Recessed lighting, so. Can't pass judgement on interior doors and floors because of limited pictures. No bathroom pictures, microwave sitting on counter, I don't think so.
