I may be about to sublet my place in Soho. It's a co-op studio with a liberal subletting policy. I reckon it'll be worth about $2k per month (rent). (If that seems cheap, note it's a 5th floor walk up studio.) Thing is I'll be leaving the country and will need a property manager to collect the check, and deal with unforseeables. Does anyone know how much these companies typically charge for that service for an apartment with a rent around $2k? Not looking for a specific company, but more an idea of what I should be expecting. Any comments very welcome. Thx.

The guy that runs the place is Scott Lerman and he is great at what he does.

Most prop mgmt companies do it for about 4% of the rent. if you don't want the hassle, it's worth it. but in all honesty, it's not that difficult for you to collect the rent and save the 960 a year.

I thought it was 8% of the rent, plus a month's rent up front to find a tenant. (Something along those lines.)

I've been working with XL Real Property Management, they are taking care of my apt and I have to say I am very happy with their work. They are very professional and have a deep knowledge of property management in New York City. Working with them is a luxe it's worth to have.
