Its fine. Problem with price cuts is, and always will be, that people will expect more of them. So either price well immediately, or price high and keep cutting, in which case people don't make bids bc always waiting for next cut. Not saying strategy is good, obviously no one will view this as one time offer, once its out there that is the price. But it might at least signal no additional price cuts, so if like it can be comfortable that won't be decreased again.

er1to9, hate to break it to you, but the broker's plan worked. Regardless of how silly the ad is, they got you to post it and put the listing at the top of the SE discussion list - free advertising is always good. Looks like a pretty good deal to me especially since you could jam a couple with a baby in there for a few years for the price of a 1BR rental. And, of course they will always take $399K.

Saw this apartment when it was at $497k and Owner was offering to pay 6 months of maintenance. Extremely poor location, basically located on the asphalt triangle between the on and off ramps for the tunnel.

nyc10022, the broker's goal is to sell the apartment at any price the seller is willing to take. That goal is aided by publicity, whether paid for or free. By making the silly statements in the description, the broker was able to get somebody on SE to make fun of it - which leads to free advertising. The more people that see this listing, the better the chance it sells. So, yes, I think the broker's plan worked to an extent. He still gets 6% (or 3%), so a drop of $100K only takes away $6/3K at most for him.

Not the best location but still fairly close to the subway and <$500 psf. Very interested to see how soon this sells and at what price. Is a Maint/CC: $1,457 typical for a co op like this?

Starfish...nicely said! People on this site think that they bash a listing and no one goes to see it. The complete opposite happens! They take a listing that was off most buyers radar and now put it on their radar. Most intelligent people, in the market to buy, will then go to the listing and make their own opinions about it.
Keep helping out the brokers SE, you are all doing a great job!

i walked by the building yesterday, almost got hit by a car speeding to make the light going to the tunnel......who ever buys that apt, be careful..........

bravo to the brokers for trying to be creative in a challenging market as opposed to many fat lazy brokers keeping the price high so they can get a big fee.
As far as the location, trade offs on everything... an open view as opposed to looking into another building. er1to9 sorry your mommy did not teach you how to cross the street.
I know the building and it's the perfect apt a first time owner, a couple that might start a family or someone down sizing from a home.

Cars on the street in ny... OMG!!! what is the world coming too.
Brokers trying to sell an apartment for their client; even worse!!!!!!! next thing you know people will be offering their seat to the elderly and pregnant women on a packed subway, or opening a doors for someone!!! please say it's not so, i'll have to call them pathetic, or desperate.

Brilliant Move! Cetainly is better than twiddling your thumbs at an open house. I see this as an out of the box way to create exposure, generate interest and bring it to sold. Looking foward to seeing how much they get for it...

As for cars in the city....what were you thinking? Look both ways before you cross!

Price seems good, but the monthly maintenance fee is within $400 of the monthly mortgage. Mortgage doesn't increase annually but maintenance costs do.

No but really, how were the brokers? Were they good brokers? Do tell. We need to know about the angelic brokers!
Can you please post pictures of the brokers? What were the brokers' blood types?

I actually considered this building some months ago. Not too bad, except that it sits ON TOP of the Midtown Tunnel ramps. Traffic, noise, pollution and honking all day long. And high maintenance. For a good laugh, look at Apt 11 O in the same building:

no, not a broker at all. once i close (next week) will tell the whole story. i had a horrible broker at corcoran - i mean the worst. when that expired i went with the two from DE. Michael Moran and Matthew George. They thought outside the box and offered to help in EVERY aspect, including walking me around CORT furniture one night to help with staging. They had my back EVERY step of the way. After the close i will give all the details.

St- here is what i can say re the building. Yes, the maint is a bit high but in 10 years i never saw one bug- not one. Basically it is kept so clean you can eat off the floor. The location has it's downside but you have an open view and the noise is not at all what you think it is.
If you travel, it's great because you can get to LGA in 15 mins and JFK in 30.
It has upside and down... like everything. Overall, it is a great building for the right person

bubbles: StF62 is probably laughing because the floorplans for 9-O and 11-O are very similar, yet 11-O is asking over 200k more. Yes, 11-O has been renovated...but the price difference is still too much.

The traffic is stifling here. I've always wondered who in world would be willing to come home to that everyday. If you face the street, I can only imagine what kind of black grit comes in the windows if you leave them open. It is truly one of the most hideous quality of life streets. As for bug? That isn't really a selling point: it is expected. I've lived in 4 buildings recently and none had bugs. In my mind that didn't stand out as a selling point. It's like saying the building doesn't smell.

Actually I think I say a lot of nice things on here. But this isn't a church social. Enter at your own risk. You want to talk about a building I sit in my car idling in front of several times a week wondering how on earth someone ends up living in it? Fine, then suck it up and don't whine when people react to "no bugs" being passed off as "a plus." Give me break. It's freakin' NYC--toughen up.

hey, RE2009, "freakin'" is a whole lot different than the word you used. kylewest writes often, mostly with advice of a pertinent nature to the thread he's in. What have you contributed to SE lately, aside from think others are "LOSERS" and that other word?

If the price was right, lots of people would be willing to live in that building. Roughly 399k was right for someone. Over 600k...not so much.
