Looked at this a couple of weeks ago when it was listed at $5500. Has been on the market since Nov (I think...sometime in fall of '08). Broker fee is covered by LL. LL is willig to negotiate price. They just knocked the price to $5250, so I think this could go for $5k or maybe less. The apartment wasn't great, but wasn't terrible either. In decent condition (it's a rental, so what can you expect). LR/DR nicely sized and side-by-side. Maid's room has washer/dryer hookup but could also be removed if you need the wall space. Kitchen and baths were unremarkable but sufficient. Nice closet space if I recall correctly. This is a 2nd floor unit overlooking the corner of 88th and WEA. The view and low floor seemed fine IMO. I don't think it's a doorman building. Thought I'd toss it out there for anyone who may be interested. [less]
Which at 12x annual rent would make the purchase price a very reasonable $750,000.
That's where we're headed, dudes.
Steve,
Careful - some people here don't understand what is meant by "headed."
uwsmom,
That's not a bad find and it's a fairly large apartment. I was renting a 3BR/3BA on 74th/CPW for $4250 only 2 years ago though, so I'd imagine there are better deals still out there (mine was a top floor walkup, which obviously hurts the value somewhat, but still).
Building doesn't seem to be in streeteasy database . . . ?
I thought the price was decent for the space. I'm not seeing many for this price right now.
huh...dropped to $5k....
and FWIW, the larger 3 bedroom for $6k (apt #25) has a full wall of windows in LR/DR (the wall w/ the fireplace) overlooking a brick wall. Also LR in this one is smaller than in apt #22 (the one for $5k), though it does have 3 full bedrooms (rather than 2 and a maids room) and a larger bath...waste of space IMO. The kitchen and bath will have higher end renovations (LOL)... perhaps to compensate for the view
