Is anyone in contract at Superior and trying to renegotiate?

I have heard that at least seven buyers are attempting to back out og their contracts.

I am very interested in following this one. Peak pricing, prime neighborhood, big-time developer. KISS- on what grounds are the buyers trying to back out? Most of these contracts are developer friendly and Related is not gonna just let people back out. Maybe renegotiate prices if Related feels it's too risky to just keep the deposits and re-list a big % of the building in this declining (imploding?) market. I gotta believe some NYC developer is gonna break soon and offer to renegotiate with everyone already in contract rather than have a potentially bigger disaster on their hands. This could be the one.

Some contracts were signed very recently (Oct 08). Doesn't that mean that people are still very interested in that building?

It looks as though Related just decided to update their in contract apartments in October. Those contracts weren't all signed on one day, and it is kind of funny that they are listed the same day as those price increases for a couple of them. Right.

I can't see why they wouldn't have been. Like Brompton very high-level, high-priced development but in even better location and also started sales when they had some notion that trouble might be ahead. But no real info, just supposition.

Modern, you need to get your facts straight. There are 7 townhouses, each with different addresses and price. Those prices reflect different listings for different townhouses, not for the same townhouse, and not even the same interior architects!

nyc4ever,

What facts do I have wrong? Yes, I know each one is a little different, been there looked at their fancy model complete with tiny pool table, etc. What a waste of $100k (or so they said they spent). But each townhouse has their own address on Bethune. Three others on Bethune are in contract:

http://www.streeteasy.com/nyc/building/400-west-12-street-new_york

Streeteasy lists 70 Bethune (one of the townhouses) as a pricechopper. If you want to disagree, argue with them, not me. 70 Bethune is the address of one specific townhouse, not all 7 of them.

Strange- Streeteasy lists all the Superior Ink townhouses at 10.95M as of 3/10/09, even those previously in contract. Maybe a glitch in the system?

Looks like Marc Jacobs will be a neighbor! From Page 6
LeT'S PLAY HOUSE
DESIGNER Marc Jacobs and boyfriend Lorenzo Martone have found a love nest. An insider tells Page Six that Jacobs inked a deal yesterday for a $13 million West Village townhouse on Bethune Street. "Marc and Lorenzo have been looking at downtown properties for a while" and finally settled on the 4,500-square-foot townhouse designed by Robert A.M. Stern. "It includes a private garden and roof terrace," said our source. Jacobs' broker, Chris Poore, did not return calls.
