Proposed New Construction on First at 52nd

I've got the hots for this area but all the shops there on First are closing & a new tower is planned there. That will make that area horrific for how long - one year, two? I guess it's best to wait til all the dust clears, huh? Feedback?

I live at 54th and first. Area is SO convenient if you work in midtown. Good restaurants and stores too. BUT, move there only if you dont have kids since it is not really kids friendly. No parks and a dearth of schools/activities. We go to the Upper East side for everthing kid related. ANd now we just bought a condo there for the same reason.
I will really miss my walk to work though.

After the building is finished, the prices will go up in the area... duh...

I dont think they will. They keep ripping out the best this neighborhood has to offer (like the bakery and Metropolitan Cafe) to put these buildings in. How many Duane Reades and Bank Branches do we need? The area is in desperate need of a park. Buy on the UES. It is cheaper than The Veneto, ThreeTen Condo, Beekman Regent and Grand Beekman.

No one cares what you think, the fact is that prices will go up. If you don't agree with it then you shouldn't live in the area. You're unwanted.

#7, why so hateful? Now, the prices will go up because the construction mess is all over but while it's going on you won't be able to give a place away. Is that what you're saying? ... duh...

Best area ever if you dont have kids. Singles, retirees, GLT's,etc.
I bet #8 bought one of those overpriced aprtments in the Milan and is worried his eurotrash 900 sq ft 2 bedroom is going to lose 20% when all these sub-pprime mortgages hit the fan.

I wonder, in Manhattan with finite space & over a million new inhabitants in the last 10-15 years, if the normal rules apply. However, in a special area like Sutton/Beekman, where the swells can afford to live anywhere, if the gutting of the services & charm that made it special in the first place is not the death knell of this enclave.

A recent New York Magazine article had that figure. They said that now that the city has been cleaned up & made safer, yes Disney-fied, it is now more attractive as a place to pursue your dreams.
