Yes, that would be great!
Yes, I would like StreetEasy to list FSBO apartments. Level the playing field.
Also, please support the New York Times. We don't want to lose the Times.

It really is not such a big deal. Anyone looking to buy or rent an apartment that searches SE will certainly search the NYT's. FSBO's have an uphill battle in NYC because the vast majority of qualified buyers engage the services of a broker. 407pas please don't be upset by this, it's a simple fact, more power to you if you want to sell it yourself, there is room for everyone.
But lets break this down even 6% to a broker is not such high cost of doing business. The margins are far wider on many other transactions we participate in. My reasoning for lower brokerage fees in Manhattan is because sales prices on properties are so high! I don't work much harder selling a $5 million dollar loft, than I do selling a $500k studio.So as pointed out in another SE post, I am offering an alternative.
My alternative is simple. Pay a cooperating broker at a big firm her 2.5%, pay me .5-1% to be your listing broker. This is an effective way to get your property sold and save a lot of money. Again I will point you to my web site:

Ah, Mr. Burkhardt, you will not be able to lock up all the buyers in the world so that they cannot operate independently. There are too many people who don't want to play that game.

It is egregiously high for the work they do.

And the commission on the $5 million dollar loft is $300k. See egregious, above.
Let's get this back to the topic. FSBOs want to be able to place their ads on StreetEasy. Let's see if they have the courage to take the money and publish here. The Times publishes FSBO ads, all hale to the New York Times, the paper of record.
I'm also thinking that we start one FSBO thread here and keep bumping it up. Just FSBO ads, no other commentary. The brokers will be all over us because they don't like a fair market.
Hence I work for .5 to 1% This part doesn't seem to sink in. Let me say it again, best of luck with your sale! No one said anything about "locking up every listing in Manhattan". My comments reflect the reality of doing business in Manhattan today.

Sorry, Mr. Burkhardt, I am "unrepresented" and prefer to stay that way. Some people sell their assets directly, as is their right. See the other thread where they are hammering my price with clubs to see why I will not be paying agents on either side of the deal.
Honestly, why would you want my listing, you disparaged it in a posting on another thread. Why would you want to represent something that you dislike? So, it's only about the money, it's not about believing in what you're selling. That's where it is with agents.
Well, I am the owner. I believe in the property I am selling. I have renovated it, spent money on new appliances, and have done a good job at assembling all of the marketing materials. I know my building and its requirements. I am not giving up control to any agent, when it comes to selling my property.

I have never disparaged your apartment, didn't we clear that up? I think the apartment itself looks wonderful, although I do think the MNT. is high. I am not offering to represent your property at the current price point considering the mnt., it's clear you want to go it alone anyway. My comments above are a general response to OP's post, they were not aimed specifically at you.
I am willing however to list your apartment FOR FREE on streeteasy, so money actually is not the bottom line considering under this arrangement I would make nothing.
I love FSBOs and absolutely want SE to list them! The biggest problem for FSBOs right now is that the new NYT re website is absolutely awful.
NYTimes site is ornery to navigate these days - perhaps even for them. In the Real Estate section article about buyers losing deposits, they reference Streeteasy.com as source for the number of new development units available rather than themselves.

I don't want help from the brokerage community. I do not want your name or the name of any broker associated with the marketing of my property. I do not want you to list my property on StreetEasy. This is what it means to sell by owner.
Back to the topic, owners want fair access to StreetEasy and the ability to post their ads on here, like all of the real estate companies. Somehow, the real estate industry has survived even with all of the FSBO ads placed on the Times over the years. I am sure the real estate industry will survive FSBO ads on StreetEasy.
I agree, I see no reason why there is not a FSBO section on SE.
Count me in. Brokers add little to no value in the whole purchasing process in my opinion. Plus buyers and sellers can benefit from 6% fee in the transaction.
I think those who are iterested should start a new website for FSBO. If I were a lawyer for SE, I would tell SE not to do this. If something were to go wrong with a deal, one or both of the parties might sue SE. (Yes, I am a lawyer, and it would take only one lawsuit to cause a major headache to anybody. And, many 'paintiff's lawyers' would sue anybody and everybody in the world. I am not a litigator but have seen enough of those in my 20 plus years of practice.) Also, you can set up your own rules for the site like no broker of any kind and you can screen anybody who wants to visit the site.
You don't need a FSBO site, you have the NYT's! Love it or hate it, just about everyone looking to buy a home in NYC uses the NYT's or Craigslist. Complain about Craigslist, but I get a lot of good business from the site, all the bogus broker ads make mine stand out.

How has the Times managed to survive all these years without getting sued? Tell me that one, Mr. Lawyer. Draft some language to absolve StreetEasy of any responsibility.
I find it very hard to search Criagslist for FSBO. Are there any tricks to it? NYT's has also become difficult. Wouldn't this be a great stream of revenue for StreetEasy?
Use the Advanced Search section of the Time site. Don't use the Go button, that is mostly useless.
I hate to have to say this but Matt had told me that they were going to list FSBO ads but now he seems to be reneging on his promise with a "We don't know when". So, I think all the FSBOs have to keep posting on the threads in order to get any exposure. Also, send Matt a note so he sees the demand for this feature.

FSBO is a great idea if you can stop it becoming just a list of scams and bait and switch. I dont want streeteasy to turn into craigslist full of scam brokers luring in suckers

Good point, how can StreetEasy verify that the actual owner of the property is listing it for sale? Zillow makes you go through a process to see that you are the owner. Is there something that only an owner knows about a property that can be used as a key to getting the listing on StreetEasy?

In this ICE COLD market just forget it - one needs exposure - exposure - exposure
FSBO can work in any market. I don't see these broker-represented apartments flying off the shelf. Most of this exposure seems to be brokers talking to brokers talking to other brokers, with no interested buyers in the conversation. At least every person I talk to is an interested buyer.
