Lets begin at the bottom. Between Lex. and Third abutting a school and a park. Close to #6 and kinda close to central park...kinda. Lobby and enterance...sad, tired, crying out to be renovated. Rickity elevator lets you out onto a small tired landing. The narrow entrance leades to a 'small feeling' disjointed living room with a fire place position that makes the room unbalanced. On the flipside of the FP is another one facing the small dining area. The kitchen does sport some brand names but the renovation is old and exhausted . Scratched and marred is the kitchen theme. The one bedroom on this floor is also small. Now the good...great windows with pleasent views. Now let's take the 'stick figure' staircase (no chubbies) to the extreamly small bed and bath on the upper floor. Now here we are out the door to the reason they have the balls to ask this price...the roof deck. It's the roof that brought me to this Lilliputian pad. I am an outdoor space afficionado. Sure there is 800 square feet but, for reasons that I am at a loss to explain, It was not pleasent of safe feeling. It was not bad...just not good. The seller bought this place at the height of the market (2006) for about 1.5M and is now looking to cash in. With a maintence of over 3 grand and a building that offers nothing except a scary W/D room in the basement and a part time door man I have to ask...Is this not the most optomistic seller in this city today? [less]
Thanks for the tour. I can cross this off my list!
I think this is overpriced, but far, far from the worst offenders among those I've seen. For an example off the top of my head, the Windsor Park listing Steve mentioned on another thread is more "optomistic".

I just wonder who would trust an agent to market a property for $1.6 who can't spell:
"Awe-inspiring vus"
How much would one extra vowel and a consonant cost you, anyway? Do you really want a broker who can't spell "view" marketing your property?
Perhaps they are just trying to be "hip" similar to Rachel's use of "sick."
I don't mean to start a debate about mis-spelled words, but it's just an ad.
I enjoyed the write up, falcogold1.
Its amazing to me that people who bought in 2005 or 2006 think they are supposed to make money on their investment.
