What would you offer? West Village

The apt is 1000sq ft but needs a lot of renovations: floors, kitchen, bathroom and closets need to be redone. Also two small walls of the kitchen would probably have to come down. Priced at about $800 per square foot. Any thoughts/advice would be greatly appreciated.

first of all, this apartment is not 1,000 sq ft. boring, i know, but probably 20% less so its actually priced at $1,000 sq ft. assume that you will spend another $200 per sq ft to renovate = way too much money.

i agree it's about 800 sqft. add in additional extensive renovations not a good price. estimate the cost of basic renovation and deduct from listing price. my guess is $600K would be a good price. however with no pics of the apt hard to judge condition.

Thanks, everyone. This is really helpful. It's in a livable condition, but, as I said, a lot needs to be done. The floors are the biggest project. It is on the first floor but above street level (the windows are about 3 feet above a tall person's head).

u don't have to use me. i am actually going to have some listings cominig up in the WV for around the same cost per square foot but renovated.

Although not always an active poster, I read the SE discussions every day. I am quite familiar with your posts, Agent Rachel. Thanks for the offer, but anything that's out there we can find online. Stuff isn't moving too quickly out there :) Thanks for the heads up, columbia.

AR, are you using the inflated/made up cost per sqr foot that we have all come to know and love?
I just want to make sure I'm using the right formula's.
