yes people have moved into the Grand Madison. As for your other questions, I don't know how to answer that, I think the area is great (in contract at a building close by), and a good bet to thrive, but thats just my opinion.
Have the duplex PH units hit the market yet? I can't find any info - anybody know the approximate prices?
any views on this building? was walking by the other day and was struck by how beautiful it was.
Its a prewar condo conversion, they started converting in 2006 and finished last year. Great location right on the park. The interior finishes in the apts seem pretty high end from what I can tell - poggenpohl, viking, marble baths etc. But I think the real attraction here is the location/convenience - close to subways, Chelsea, Flatiron, Gramercy etc. Don't know what the apartments go for though.

Right now, I'd describe the interiors as very Austin Powers. But with some updating, it's got great bang for the buck. best terrace and view in the building. Owner is negotiable!
I'm thinking about putting in a bid here. Do people think prices go lower in this area? Also, i remember seeing something about a short sale here. My wife's friend lives in the building facing the park and it is beautiful
we were interested in an apt that faced west. but we walked by at night. that 230 fifth nightclub is really crowded and really loud on the weekends. how do people deal with the noise right across the street like that?

Thanks jasonkyle.. Three things I am dealing with (1) 230 Fifth - the line goes down the entire block on weekend nights and lots of cars and honking - I saw that last year.. (2) I know in the past there has been a lot of homeless that congregate on the north side of the park on 26th st. I had heard that a lot of them were relocated and it was getting better near the end of the summer... but with the general market getting worse = less cops, more unemployed, I get concerned. (3) broadway between 24th and 32nd is the wholesale clothing district and a LOT of low end clothing stores, wig stores, and fake jewlery stores. Another area that seems questionable at night.
That said, the building itself is beautiful and the apartments seem spacious and nice. Doorman seem professional when I met them and lobby is nice.. BTW, anyone know if this place has a roofdeck?
By the way, I've also looked at 15 Madison Square North, but seems like there were some very vocal disgruntled people when they moved in. I would say most likely growing pains from a new development, but prices seem much higher.
no roof deck. i think it's all private for the penthouse owners. i agree, i think it is an amazingly beautiful building exterior wise. homeless people on that side of the park don't bother me so much but the wholesale district is definitely sketchy at night.
beginning my new apt search process. any views from current owners on what they think of the apts? looks like the area has gotten much better with less homeless. looks like prices have come down a bit but any thoughts? also that retail space next to the front door has been empty for a while - any views on what that could be?
I'm a fan of the area in general... but the north end of madison square park - just outside the park fence - is like a homeless / pot dealer hangout now. We're talking across the street from the entrance.
At night, the area overall is relatively deserted.
I love this building. I have friends who live there and are very happy

How anyone could look at all those renderings and still think there'd be a view from the penthouses, is beyond me.

Offering plan trumps everything. Who cares what the claims some broker said. Did she tape the conversation?

wow, 4A sold for less than $1000 a foot.. for a new development in hot madison square park!
wowsuh. what was the previous sale? Was listed at $1.8 in 2009....
The previous sale was for the exact same amount 12/2007.
And the buyer is the former owner of 2H which was just sold.
That's actually a positive sign that an owner likes the building enough to stay and upgrade within the building.
I vaguely remember researching PHA in this building last year.
Bought and overpaid by City University of NY. There was a lien of common charges as well.
Which bugged me because;
A)How do you not collect from the city of NY even despite today's fiscal problems and....
B)Why are my tax dollars going to house some liberal puke professor to live on madison park?
I didnt end up bidding here and still renting - but i wonder how much lower this bldg can go. Still beautiful building from the outside ... but with the Toy Building not turning condo - not as excited about it. heard 15 madison square is coming along though.

Went to see PHA a couple weeks ago. Not a bad apartment. Thought the living room should be a bit wider and the upstairs floorplan didn't work too well.
Outdoor space felt boxed like a backyard, more than a terrace.
Most disturbing was what looked to be a cellphone tower at the NW corner of the building.
Which struck me as real odd being one of the shorter buildings on the block.
Anyway, prefer laying out to sun rays vs micro rays. There's just less cancer in it.
Ive been looking at this building but am very concered about 235 5th. why would any family want to move into a building that is across the street from a sprawling nightclub that has lines around the block? has anyone been able to do anything about fixing this?
You're focusing on the wrong thing...The attraction of the Grand Madison (and other buildings like 15 East 26th) is that they are located right on Mad Sq. Park in a neighbourhood that is blossoming wonderfully. It's not the just the litany of great restaurants within a ten block radius (11 Mad, A Voce, ABC Kitchen, Gramercy Tavern, Veritas, I Trulli, Shake Shack and on and on), but all the new stores (e.g., Brooks Brothers) opening on 5th as well as huge gourmet foodstores like Eataly.
As for the restaurant/club across the street at 230 5th, it's only potentially an "issue" on Friday and Sat nights, and that too, only late a night. I'm not aware of any problems with the club - after all, the bar is on the rooftop of 230 5th, and I've never seen anything remotely troublesome from the crowd (they may be rowdy on the rooftop, but I could care less what they do on the rooftop...). Also, I've never heard of any safety problems with the club....
The street you definitely ABSOLUTELY want to AVOID is West 21st between 5th and 6th - now that is a nightclub zone that makes life miserable for the people who bought condos there.
In any event, the fact that prices at the Grand Madison are still $1300 to $1500 /sq foot probably testifies to the enduring popularity of the building and the location.

The nasty ass club you should be concerned about is not 230 Fifth, it's that nasty freak show swingers club 'La Trapeze' directly across the street from the GM on 27th. Check out the peeps (or perps) coming in and out of there on a saturday night...
So PHA was bought in 2007 for $2,450,000 and sold 5 months ago for $2m even.
Ordinarily one shouldnt care about an owner's loss but when the owner was CUNY, should students be protesting along with increased tuition grievances, against investments unrelated to education? :O
Agree. Time to shut CUNY . They aren't educating Jonas Salk or Andy Grove anymore.
Wow, that is surprising. Not because the city overall didn't decline considerably, but that neighborhood specifically went up a few notches. Lots more retail and residents, area becoming more popular, and all of the darker streets above seem to be in development.
I have lived in this building since it first opened in 2007 and love it. The neighborhood has come so far in that time, and I even liked it before all the new editions (Eataly, lots of amazing restaurants, new developments, art and music events, startup epicenter for the east coast, Legoland coming this summer, HQs of major companies moved here (Tiffany & Co. Grey Group, Credit Suisse, TUMBLR, Sony, the Whitney, Vera Wang) all right around Madison Square Park. Every year it gets better. Fun to watch. I feel fortunate to live in this great NYC neighborhood. And the Grand Madison, right on the NW corner of Madison Square Park, is a special building.
Haven't considered this part of town, but with all the new developments popping up right around the park, this building remains the classiest, preserving all of the pre-war details and decor.
