Has anyone who is under contract heard from the developer about when closings will start?

Poster on Curbed suggests One Jackson is in "pre-foreclosure." Not a term I'm familiar with but wild guess, next step foreclosure.

I saw that. Wondered what they meant and if they had any real information. To me that would suggest that the developer has not been meeting its contractual obligations with its lender(s), but i haven't heard of the lender taking any actions here.

we have a closing. would be 8C, i'd guess, and it is below lowest listed C lines, at $2,000,000.

I was interested in the buyer profile. Who are these fabulously wealthy that Prada kept talking about? Do I know them?

Please take a look at the name on that closing document one more time. If this is who Google says it is, well, the windows may not be a problem. I'm completely supportive of this line of work, being a proponent of sexual agency feminism, but I'm not sure everyone's going to feel the same way.

This isn't my genre, but some of those titles just scream "far superior tastes". :)

i'm well over the legal driving limit right now, but jamMer the bumpalicious vs jamNer the closer at OneJack? unit 8 vs 8c...the originally designated unit numbers in a new dev typically start as pure digits...they later assign floor and A/B/C/etc so unit 8 is prob 2nd or 3nd floor, unlikely to be 8C. still $2M is lower than any advertised listing or contract price for any unit it could have been.

AHA!!!!! Found it!

Unit 8 is a 1 BR / 2 bath 1,146sf facing South West on the third floor. So I'm guessing it's 3C which was listed at
$2,240,000.

30yrs, it wasn't that. it was that someone had accidentally identified the buyer as a porn star, so given the reading comprehension abilities of the masses i had no interest in accidentally perpetuating anything.

Despite prior poster's statements to the contrary on this thread, there is no curb-side parking/drop-off area that I can discern at this building. With scaffold down, it appears that there is a sidewalk and ordinary curb outside this building, like every other block on Greenwich.

Why would the A's be off-market. 6A, 10A and 11A listed as off market. no other apts listed as off market, inc. 8A. What could be the reason? And, isn't it unusual for there only to be one closing. Don't buildings usually do a rash of them within the week to get that lawyer value dollar? I went into the sales office about 3 months ago. I laughed when I looked at the price sheet - I just couldn't help it. They couldn't be bothered with me after that. I am definitely not fabulous.

10A and 11A were combined into the penthouse. Not sure about 6A. They probably did the solitary closing to get the first one done, and maybe that's all they could accomplish for now. If 30yrs is correct about unit 8 being 3C, then the buyers paid $1,745 psf for a 3rd floor 1-bed overlooking the lovely intersection of Greenwich & 8th Aves. I bet there is more to this story than meets the eye.

I'm pretty much 100% sure about everything but it being the "C" line. The rest (what floor, SF, which way it faces) I'd bet money and give 10 to 1 odds on.

Yes, it's 3A, a 1283 sq ft 1 bed. Sold for $1,338 psf. This one wasn't previously listed in contract, so it provides a more recent look into what somebody was willing to pay more recently.

This is 29% below listing.

The buyers who closed on 3C a couple weeks ago were just undercut by 23% on a psf basis. Ouch.

We have our first rental listing, unit 2C a/k/a unit 3. Don't see the closing here or on ACRIS. Maybe there is a delay in reporting it, or is this a sponsor unit? Is this building going rental?

$8500/month for 1134 sq ft 1bed, 2bath on the second floor. Enjoy:

Seems like quite a few units closed in the recent months. Seems like the units that are still listed are listed at 08 prices. Anyone knows what the average discount is for the recently sold units are?

Also, anyone have information on 25 (6A), 27 (6C)? Seems like they are closed, anyone knows the prices for these units?

Can anyone who has been to a viewing comment on the fixtures of the apartments?

From the pictures, the kitchen seems to use mediocre appliances (basic Miele cooktop, no built-in coffee maker), and the bathroom fixtures seem pretty mediocre as well. Not to mention the revealed hinges all over the place.

For a building that's asking 2000~2800psf, I think the fixtures don't match up. Anyone want to comment on that? Also, how's the build quality inside the apartments?
