it's very expensive for kips bay
have you seen it? it looks absolutely bizarre, doesn't fit in at all. also don't think they're doing so well with this building.
Yeah, I saw it. It's on the avenue, Lexington location is not great, neighboring buildings need work, lots of cheap new construction in the area, and no doorman. Any pros? What do you guys think an appropriate PSF offer is, $800?
any further thoughts on this building? any clue how much off asking they'd be willing to go?
we looked at it (2bed/2bath and asking 1.4) and they assured us that they had offers outstanding at over 1.3. So we didn't bother with further negotiations. apartment is beautiful though lacks closets. area is iffy in my opinion but you all know ny far better than i.
Well it looks like #9 closed at 1.5 mil.
The purchaser put down 1 mil and mortgaged 500K. The purchaser put down 66.6%!
That still puts the unit at a 1100 per foot closing, that's high.
Maybe the bank didn't like the per foot price either. ;)
There are some strange variations of sq footage on the listings considering this is a pretty square building so you may want to do some due dilligence there.
From the photographs, it looks like a nicely constructed building,though awful neighborhood (to me).
I'd pay 700 per sq ft personally.
Do also note there was a rental listing in april for $5500 for 1320 sq ft listing, basically the same.
And under normal times I notice a monthly ask is also for sale at 200 times monthly ask which is 5500 times 200 = 1,100,000, which is around 800 per sq ft.
{don't ask me about the 200 times formula, I don't know the science, it's just something I've noticed}
If you really like it Windsor, your not out of line.
Curry Hill neighborhood - definitely iffy - the only buildng there that gets good prices (and it's a coop) is the pre-war Bing and Bing on 28th st. Seems very high - an definitely doesn't look like they're doing well.
Also surprising that they don't seem to have floorplans shown (are they afraid of having people calculate actual sq. ft_?
the apartments look forgeous but that is VERY pricey for that area. very.
just my opinion- i really do not like that area, i lived in murray hill and had to walk there from time to time and really did not like it. but that is just my opinion. i don't know the comps but guess that is one of the most expensive (if not the most) in the surrounding area.
it's a neighborhood people sort of fall into when they can't afford the prime gramercy spots. it is often markteted (falsely) as gramercy, like this developer is doing

Looks as if nine of the 12 units have sold. That's per ACRIS, not SE, which shows only five units total and only one sale. That one sale was recorded in error under the original lot number, not the condo lot number.
To see what they sold for, do an ACRIS search on "143/145".
The buildings penthouse was on Selling New York last thursday night. This is the only remaining unit in the building. The penthouse look great on the show and it did it justice. The penthouse is amazing. If I had 2.9 to spend I would buy it.
The building has been sold out for months. The penthouse sold over the summer and the tenants are in. Streeteasy should update their site.
There is one unit for sale here (#!10) and the owners are on crack, asking for waaaaay over market. Already on the market for 2 months with no nibbles. When will they drop to a realistic price? It's a decent unit but very small bedrooms and the terrace is also tiny. They are trying to recoup the price they paid at the height.
