Interested in renting at The Rushmore

Hi everyone - I know there is a lot of controversy over the Rushmore on the boards but I really like what I have seen of the building although my husband and I are looking to rent initially. If you are interested in renting your apartment, please contact me at: gkpnyc@gmail.com. We are looking for either a large 1 bedroom or a modest 2 bedroom (depending on cost). MOST owners would rather hire a broker so that they don't have to deal with retards like you-arm's length transaction you know?

To jim-hones, rgdg your most gracious comments, in the case of The Rushmore one is dealing with an already identified and largely commoditized product. What is the economical logic to adding a 15% broker's fee to the transaction cost ? Of course it is The Owner's personal choice if they wish to do so for the reason you mention or for any reason. But equally, a renter dealing directly can pay more so the owner may get a better deal in this fashion. As the owner of a couple of similar properties in London & Singapore, which I rent out when not living there, it has often grated with me how much the brokers charge. Plus i dont like dealing with brokers if i can avoid it (no offense). Often the tenants that come through word of mouth, via the concierge or similar, are already living in the building and are well-qualified as tenants.

Yetsville, I'd guess that if you have some personal relationship with an owner, even rather indirectly like through an in-common employer or a organization you belong to, you could pull this off. But otherwise, I do see the value to the owner of having an intermediary, even if it costs one or both sides. No way should anyone get into a situation of 15% though, and the best way to do that is if the owner negotiates upfront with the broker for a 1 month fee, regardless of who pays it (I've posted about this before - I think the owner should be paying - see www.streeteasy.com/nyc/talk/discussion/17682-to-fee-or-not-to-fee )

jim hones is a pariah on this site and I would just press 'ignore this person' so you do not have to read anything he might say --most people on this site have already learned to do that. If SE put out an "instructions to new users" welcome package, it would be on page one
