this place is nice but way way way OVERPRICED! Get real guys. If you want to sell you need to knock off at least 100k. Wake up and smell the market.

I went to an open house. It looks like the stairwell and elevator are factored into the square footage. So right now its actually priced over $800 per sq. ft. for livable space. The apt. itself doesn't feel that big.

Is there a precedent for including elevator/stairwell in the apt size?

yeah, every frickin' apartment ever listed for sale in NY. Don't forget to add part of the sidewalk and roof, and some of the bus stop down the street (but only if it is covered, you can count that as half a bath too).
