I have been struggling with pricing on some new BH listings--this one included. This apartment is asking $850K. The same unit went into contract on the 6th floor at market peak (end of 2007) for $805K. I have been struggling with pricing on some new BH listings--this one included. This apartment is asking $850K. The same unit went into contract on the 6th floor at market peak (end of 2007) for $805K. I saw it then--it was in need of a renovation, but it did have a slight view of the skyline out of some of the windows. So 4A is two floors lower, does not have as good a view, but is probably in somewhat better condition based on the pictures (although if the bathrooms and kitchen were above average they would have shown pictures). Let's say at market peak you would have paid $850K (I think this is very generous). How can it be priced at $850K now? I'd say this is worth about $750K-775K now. Note, that would be in keeping with other 2 bedrooms and 2 bathrooms (and note, this unit has an extremely small second bathroom). Any thoughts? [less]
I actually like the looks of the place & the floorplan but that 1/2 bath is really like an airline loo. I think that many people are very hopeful when they price their most valuable asset & list at their dream price; after all, it's much more difficult to get MORE than you're asking for something. Anyhoo, offer what you think is the right price & see what happens & good luck to you, BH.
I think it looks great - it's on my saved list - but I agree that the second bath is wee tiny. I think the pricing strategy here is the old "price it high and then you have room to negotiate down to what you're actually willing to accept" approach. If you do go in with an offer, tell the broker and the seller exactly what you're telling us here, in a nonconfrontational way of course. I doubt it'll get you very far since it was just listed and it presents nicely in photos, so you might also want to keep an eye on it and try making that offer after it's been on the market 3-5 months.
