Went out looking at open houses yesterday and encountered MUCH more traffic than previous weeks. (I generally go each weekend and the amount of people has been sad). The freezing temps did not keep people inside yesterday. 1) 239 East 79th #6J: http://streeteasy.com/nyc/sale/468951-coop-239-east-79th-street-yorkville-new-york - Needs new floors and a whole new kitchen - Bathrooms already done - Great windows and space - Can put a W/D in master closet - Incredibly low maint ($1200) for $975,000 asking price - Good location 2) 420 East 72nd St #12GF: http://streeteasy.com/nyc/sale/418433-coop-420-east-72nd-street-lenox-hill-new-york - Soooooooooooo far east - Massive apt, 3rd bedroom/den is same size as 2nd bedroom and could easily fit "anything" - Very high maint - Bathrooms and kitchen are NON-LIVABLE and need to be redone before anyone steps foot inside. Add in a cost of about $75k for renovation??? - $899,000 asking price is too high given the maint and required work - Huge space, could easily raise a 2 child family in it 3) 233 East 69th #12N: http://streeteasy.com/nyc/sale/457072-coop-233-east-69th-street-lenox-hill-new-york - Asking price of $899,000 and maint of $2410 (was increased as of Jan 1) RIDICULOUS! - Space is big and nice but nothing special. - Over priced for maint (broker said no retail on 1st floor made maint keep increasing) ANYONE SEE ANYTHING ELSE LIKE THESE? True. We had one yesterday and had more traffic than a while ago. Went to one in Lincoln Square with no traffic (rental.)

You could easily fit two FAMILIES in it.
420 east 72nd - think that's an example of sum not being greater than its parts (i.e. 1+1=1.5 or 2). No real master bedroom any more, still only 2 baths, and maintenance is somewhat high for the sq. ft.
Very true. The master is large, but doesn't have its own bathroom (which doesn't bother me terribly). But the living space is massive!!!!! If you renovate the kitchen and blast out the wall on the left when you enter it would be an open kitchen and flow quite nicely w/ the living and dining space. The den is also big: could fit a queen bed and desk nicely. The location totally detracts from value, though ....

re: 420 East 72nd - since when is a master bedroom of 11.6 X 14 considered "large"? With a really small 2nd bedroom. But true, the living room is big, though I think a family with kids would probably put the wall back up to get a LR and family room

I would totally prefer larger living space than larger bedrooms ... I live in my living room not bedroom.
NYC- absolutely - but seriously, just take a look at all the 60's buildings - 12X17 or 18' bedrooms are pretty standard.
It's only since the new construction condos, having by law to provide wheelchair accessible bathrooms, that a "master" bedroom of 12X14 is considered acceptable (sq.ft. for those huge bathrooms has to come from somewhere, and it's usually from the bedrooms)
The new construction living spaces are FAR too small for a family.
Let's not let one day of open house looking dictate a trend. With the Jets playing on Saturday and the most exciting thing to do in town on Sunday is watch Professional Bull Riding at the Garden, you'd expect the kicking the tires crowd on a brilliantly sunny day.
Not when it's only 23 degrees outside.

Since when is 1300 sq. feet massive?? That's not even close to massive by any means.
and I own a 4,000 square foot house in NJ, so I kind of know what "massive" is. Just the second floor of my house is 150 square feet larger than the enire apt.

Prez - and in Jersey 4,000 sq.ft. is definitely NOT considered massive!

For under $1million all of the above mentioned apts are "big" by NYC standards. Your NJ suburban standards are not applicable to NYC.
1300 sq. feet for under 1 million is not massive. Even by Manhattan standards. Back in 05 I could have gotten 1800 sq. feet for the same price in Manhattan, but it was a life lease which means I could not take possession until the owner died.
Prez - that has to be one of the dumbest "comps" ever. You would have been carrying the tenant (probably paying less rent then the maintenance) and would most likely not been able to move in in your lifetime. LOL
No one else has any other OHs to share from this past weekend???? Was I the only one walking the streets looking for a 2/2? How sad! --- Or thoughts on the pricing and/or value of the 3 mentioned above???? Value thoughts would be greatly appreciated.
saw 205 east 78th - 7l - great building but high maint -
We saw 6J @ 239 a few weeks ago. That building always seems to have atleast 2-3 apts available, which always raises a concern for us. Maint is great, apts are OK. I found 6J to be really loud. With the floors and the kitchen priced in, think it needs another price chop IMO to move.
6j def needs a price job -- been there for months - with 2 other similar apts similarly priced -

I'm bored by the limited inventory. Not worth putting on my full winter gear to see mediocrity.
I agree that 6J needs a price drop. It's affordable now, but not worth the work it needs. It's a "no frills" building as the realtor told us, which is why the maint is so low.
I'm waiting for 6J and those that are similar (ie: 2 bed/2 bath with a convertible nook) to be $800k on the upper east. Do you think it will happen?
It looks like a J-line in 239 sold for $820k in Dec. '04, so I'd say it's a pretty good bet you'll get to your $800k ballpark. Question is whether you'll still want it once it gets there.
Has anyone seen the 3-bedrooms apartment on 444 East 75th Street 15DE ($950,000)that was mentioned in the NY Times article this past weekend? A friend of mine from out of state with 3 children wanted to know if that apartment is big enough for a family of Five?
6j wont get in the 800s -- remember the very low maint -
11L traded at 918K and was in better shape higher floor, etc. I don't think we see 800k but I think we do see 800s for 239 east 79th.
true but 11L went into K in March - the LOWEST point of the market -- interesting - will see who blinks first in the building - 3 similar apts def make you look right skeptical . . .
If March truly is the "low point!!"...TBD
