Discussion about 111 West 82nd Street #3C
I visited this place a few months ago. Pretty nice. The price is way too high considering the extremely high maintenance though. I predict $575k in the end.

$575 is fair price for the apt. Maintenance is very high and will go higher.

I haven't seen the West 82nd Street listing, but we paid $625K for something that was similarly sized north of 96th with no fireplace. I think you guys are guessing too low.

Ali you paid way too much in a worse location and for the love of god plz don't tell me it's either on the 1st or 2nd floor.

Wow. I had no idea sunlight cost money. And here I was about to install a solar panel....

I was wrong, looking at the area you can not get a 2 bedroom for less than around $800k. That was a good price. Also everyone's maintenance are higher these days and only going up. Beware as a lot of buildings have extra assessment charges on top that disguise the real maintenance costs listed.

This building from what I remember had really good financials and big reserve in the bank. Not easy to find these days and the maintenance seems consistent.

111 West 82nd apt was a lot bigger than the two building it is joined to (109/107) which creates the full Co-op and I noticed on this site (streeteasy.com) that some sales get mixed up for final sale prices as there are equivalent apartments in building 111, 109 and 107. i.e. there's a 3a, 3b, 3c and so on in all three buildings. 111 is the only building with original 2 bed apartments. 109 and 107 only have 1 bed pats (apart from combined units/apts). 4b sale of 1 bed 109 west 82nd and 4b sale in 111 west 82nd got mixed up and maybe seen as one sale.

03/19/2008 #4B -     $879,000 Sold 2 beds 1 bath (111 west 82nd street)
02/08/2008 #4B -     $639,000 1 bed 1 bath (109 West 82nd street)

Look at the previous sale history for both. Even though they are two separate apartments they both show both prices of $639,000 and $879,000 in the street easy history.

Looking at my rent costs this was not a bad deal at all as rents will only go up.
