Also ignoring distressed sales NY was #1!!

Excluding distressed sales, the top five states with the highest appreciation were: New
York (+5.0 percent), South Dakota (+4.0 percent), Connecticut (+3.1 percent), North
Dakota (+3.0 percent), and Vermont (+2.7 percent).

super interesting report! i was expecting the beginning of the 2nd period of price declines by now, so got the timing right again. the thing that surprised me is the geographic dispersion. it's not only no more a story about subprime in the most reckless 5 states. the bust is expanding to prime and which state you live in doesn't matter as much.

"Price declines are geographically expanding as 78 out of the largest 100 metropolitan areas are experiencing declines, up from 58 just one month ago," said Mark Fleming, chief economist for CoreLogic. "

from those, only Florida is included in the top 5 bubble states. fascinating! this imho will be the best decade for renters (even better than the previous one).

I'm actually fairly neutral on where I see NYC real estate headed, I see prices staying fairly flat, but rents will certainly go up from shifting demand.

New York is the greatest!

Notadmin, you bring up a good point, Should the job situation in NY change that would certainly have an affect. Right now the job growth in wall street has certainly flattened from earlier in this year. There are a few hiring freezes and a few equity based hedge funds are down sizing. Doesn't seem that's really a factor this year, but could be in 2011.

well these are YoY reports right? so its not surprising if Q3 2009 captured the worst of the downturn with deals closing from being signed earlier in 2009
