Discussion about The Louver Condominium at 91 Metropolitan Avenue in Williamsburg
The owner got signed contracts the first time around, when it was marketed as 268Wythe and then went into mortgage renegotiation so nobody could close. Some people opted to live in the building while waiting for the closing (there was provision in the offering plan), some chose to hang on to the contracts. Either way now that the owner is ready to go into closing people are renegotiating their contracts and some are walking away, hence the apartments opening up.
I think they moved the front door to get the addressed changed, but you can find it on Acris by block/lot/seller name (268 Wythe).
The above is what I gathered from the Broker's comments/offering plan and the Acris history.
We are the first to close in this building, so it should go smoother for the others. Besides the new construction idiosyncrasies and some issues with the preferred lender that required emergency damage control everything went rather smoothly largely due to the great team we were working with. If you are considering buying in this building we can highly recommend:
Title Company: Summit Associates, specifically, Gregory Gardellis - he was excellent and kept the closing short sweet and to the point.
Broker: Rinat Gabai as a buyer's broker - very organized, helpful and prompt with her responses. Does a great job watching her client's interests.
Mortgage: We originally had an awful experience with the preferred lender rep mmost from MetLife who lied about locking the rate. However, once the branch and regional managers stepped in it went smoothly.
We are very grateful to the MetLife mortgage processor, Caralin Robilotta - an outstanding, responsive professional who made our mortgage application processing a breeze.
The MetLife lawyer was very good at the closing as well.

I saw some of these units a few weeks ago and the place smelled like a mold infested basement. I saw some repainted leak stains on the ceiling...looks like there could be problems under the surface. Leaks + Mold = Throwing your Money Away.
This is why you get a building incpection and then see how you feel about the results.

Bburg_curious, have you seen any evidence that supports these claims?
I just came from a viewing of a unit in this building (I'm looking to buy in the area) does anyone know if the building has fixed it's structural issues?

Hi, we are looking to buy in the building as well. Does anyone know anything else about the structural issues? Have they been resolved? Is it true that every 5 years, new scaffolding needs to come up to maintain the cedars?
