Discussion about
Should this feature increase the value of an apartment? One of the apartments my wife and I are looking at have one and we are worrying about how to properly bid on it and then later down the road for resale.

If you mean where the elevator opens right into the apartment, then it'd decrease the value for me.

If there's a vestibule just for you, then it'd increase. Somewhere for the doormat, umbrella stand, guests can look in mirror before door opens, etc.

It's certainly a feature that one could argue makes the place feel more exclusive and upscale--I mean, no need to stand around in the hall with the riffraff waiting for the lift, right ;-)? But seriously, I don't think it should really much affect the ultimate value of the apartment. And I do agree with NYT--far preferable to have the elevator open into a private vestibule rather than have it spit out your guests directly into the apartment.

Depends on what you're comparing.

On the UWS, if you're comparing 2 similarly-sized and situated apartments, then a full-floor apt (or a wing with only 1 apt) will command more than an apt that shares an elevator vestibule with another apt. How much more? I don't know. In particular, I'm thinking of 580WEA, 300WEA vs. other buildings.

The reason apartment with key lock elevetor are a bit more expensive is due to the singnalling effect of owning the whole floor. Some rich people like that a lot.

The best part of a private elevator landing or a semi private one is that less people will use that elevator stack and so therefore there should correspondingly be less delays in waiting for the elevator.

I'd hold out for an altogether private elevator, to save myself from the cordial chitchat and slobbering Rovers.
