pricing condo on high floor

can someone tell me how much prices increase as you go higher in a building? isn't there a % increase per floor? im looking at a condo on a very high floor and see the most recent sale of the same unit is substantially cheaper on a much lower floor with no views. thank you

Typically, in appraisals, they seem to add $10k per floor.

CB - So a 12th floor apt will only sell for 100k more than a 2nd floor apt in the same building? Give me some examples of those

There are always variations as a function of views/light, finishes/reno status, the "base price" of the apartment, etc., etc., but the general trend noted in the Urban Digs article, on average, appears consistent with my understanding.

strange how higher floor condos cost more, but for PCI and therefore NYC tax purposes, higher floors are equivalent to lower floors. that is what is known in certain circles as BS.

gcondo, that's often the case, but not always.

E.g., at the Laureate there're three floors -- 9 through 11 -- with identical floorplans. The PRCI on 10 averages 0.57% more than 9, and 11 averages .572% more than 10. That doesn't correspond with prices, as it'd be only about $11,000 on a $2,000,000 apartment, but at least the sponsor attempted to make a distinction.
