This penthouse been for sale for a very long time and should have sold already. I wonder is there anything else preventing it from selling besides the high price.

Its not just that. The sales stats for this bldg are as follows:

38 active sales listings: $724 per ft² (avg)
108 recorded sales: $689 per ft² (avg)

This listing is asking $1,069 per ft. You can see this bldg has been and is priced about $700 PSF. #27/28A is for sale now at $722 per ft².

THE FINISHINGS ARE THE SAME!!!! Look at the photos. This is not a penthouse with custom finishes, floors, etc. It looks EXACTLY the same inside as the rest of the units, including the other penthouses. If it were selling for $700 PSF, it would have sold already.

I check up on this listing every week or so and the layout still doesn't make sense to me. You enter on the 27th floor but the bedroom floors are below on the 26th floor with an office and large deck on the 28th floor. How can you price a penthouse close to $6 million when you there are so many downs to this listing. This is a fairly new building with a small closed in kitchen. How is this possible. ...and with a price tag of less than $3,000 in common charges doesn't make any sense for a Triplex and so many amenities in the building. EVERYTHING IS SO BACKWARDS.
