Suppose Steve Wynn has just bought an effectively identical duplex a few floors below for $70M, off an asking price of $77M. Where would list this if you were the broker? I'm thinking $95M, but what do I know.

Yes, perhaps he should have waited for this one a couple floors above to hit the market. Theres another new penthouse at 15 CPW that's also listed for 95 million.
