Why are there so many apartments for sale here? Can someone tell me how much the flip tax is? What is the deal with subletting? Thansk

It has more than 400 apartments. Turnover from 2004 to now has ranged from ~15 to ~25 per year. Fewer when things are slow, more when they're not.

The maintenance charge has been increasing and subletting is only one year lifetime. :(
