Wondered whether the price was appropriate vs. comps in that location.

Yes. Difficult to find an exact comp because of the layout and copious builtins. As it was designed to be a pied-a-terre, the two secondary bedrooms are small (and unusable for most unless builtins ripped out). The kitchen is small. To sell for ask, the ideal layout would have been 3 bedrooms on one floor, living/dining/kitchen on the other.
