Does anyone know if these condos are being sold anywhere near the listed prices? There seems to be a lot of units available, I can't tell if that's because they're unwilling to meet lower offers or if the place just sorta sucks.

The units are nice and VERY large. Good lobby with full-time doorman. Hallways are nice. Just went to the open house a couple weekends ago. My broker ran some comps and it looks like most units sell around asking. Apparently whoever runs the place there is a stickler.

Does anyone know about the asbestos and the lead problem at 505 court street- they do not allow to do individual inspections.

I went and saw these a few weeks ago - there is a beautiful one bedroom that is huge with brand new kitchen/bath, neat architechture, etc. Only one 1 bedroom left at $440K, 10% down (5% if you use their recommended mortgage lender.)

Problems? Do simple a Google blog search and you'll get all the dirt you want. Right next to the BQE - not just bothered by the noise, but those beautiful huge windows are invitations to layers of sooty dust if you dare open them. The building apparently has a rampant rodent problem, not contained for years. To make it even more enticing, on the Smith Street side of the building is an alley frequented by crack addicts and prostitutes.

Whether the last is true or not, it's not in the best neighborhood, as anyone familiar with the area can attest.

I'm watching to see what happens to that one bedroom. The sales agent told me that he had a very serious buyer two weeks ago, so I'd better move fast if I were interested.
