Is it me or are the only differences between Peter Cooper VIllage and the Housing Projects in the city are the windows and better parking?
You are correct from an architecural stand point, but wrong on other accounts. The main difference is the resident demographics.
I agree with Riversider..also the rooms are large and the rents are very high so some people feel it's worth $3k for a one bedroom, no doorman.
Raise your hand if you have actually been inside a housing project.
having inner courtyards with trees, play grounds, etc. is like the projects. if we would have more developments like this in the city that are NOT projects, more families would be happy to live here and pay the extra rather then moving to the burbs.
I've been in one. The rooms are huge. I never been inside PC Village. I bet they're the same
Stick_man, you've been in a true (NYCHA) housing project? The two (UWS, Chelsea) I've been in definitely do not have huge rooms. Stuy Town, yes. I've never been in a PCV apartment, but they're supposed to have considerably larger rooms than those of Stuy Town.
The primary difference is that at Peter Cooper Village, you don't have to live next to the poorest of the poor. That's worth a huge price premium. If you don't care about living next to poor people, you can find much better deals in Harlem.

stuy resident here...I'll be laughing all the way to bank when I buy my green, traffic free utilitarian palace for $300-$400 per sq. foot! HA! Yes, it will happen...it's the only way the debt holders will be made whole (or close to it). An for the record...I'm on 15 and 1st...a 10 min walk to union sq and all the e village has to offer...not to mention being zoned for good elementary and middle schools.

I don't get why people need multiple names.
columbacockroach....PCV...ST...pretty much the same place. PCV has larger apts, but less green space and not as convenient to Un Sq. and the e village.

I missed her. Aboutready posted comp work that no one else had the patience to track. If you are looking to buy in NYC, it was invaluable material and it is now wholly missing from this site. It added to SE in a substantial, quantifiable way. I think SE should reconsider their harsh words regarding AR considering that those that filled the void --like the troll-- have nothing to add to the any substantive conversation about NY real estate.

She's been bashing the NYC housing market since she sold in 2004. Over the past 6 years, she offered nothing but groom and doom. She missed selling at the top...she missed buying at the bottom. I don't get it????
AR did offer insights into RE and econ. problem was when the talk got deviated away from those topics and grew into personal attacks and bullying.
You can't compare the work AR did with comps with just a 10 dollar fee on SE. She didn;t just provide comps on a building. She provided price trends in neighborhoods and economic overviews based on comps.
notadmin: I agree she reacted with an a bit too much zeal to the troll which she admitted. But the stalking by the troll was abusive, frightening and even legally actionable. The fact that posters on this site fail to recognize that fact is a real reason why the troll continues to interrupt valid discussions on this site.
ph and ericho --why is it that you don't protest the presence of the troll yet harp on someone with a differing viewpoint. AR's work on comps was non partisan. It was based on facts. No one else is doing it.
AR and W6th just were total bears with no skin in the game. Because of posters like her others like
EVYC were too afraid not to buy. And now, posters like EVNYC are saying they totally missed out. (Sorry EVNYX to drag you into this - just seeing your past recent posts about your regret that you didn't buy at prices that worked for you, but that you thought would keep going down - partly because of the "bears" like AR and W67th on this board.)
And AR and W67th were (and are) definitely the "bullys" on this board.
It would also be helpful to have AR's inside view on Peter Cooper right now because the outcome is going to have a real impact on NY real estate. But the troll's objective was to get rid of AR and though you can argue with hindsight that AR didn't handle a very stressful situation as well as she could have, ultimately when you disregard her import to this site, you allow the troll a devastating victory over all on this site who want to engage in informed dialogue.
sorry Apt23 - Ar-s posts were definitely selective - all with a "BEAR" POV. And exactly what does AR have as an "inside" PCV point of view - she is just another panting (current PCV renter) with possible below market dreams owner. She has absolutely NO inside info, other than her own wishful dreams.

sorry - AR-s comps were "preselected" facts with a definite bear bias. She sold way too early in 2004, didn't get back in the game in 2004-2006 because "HUBBY" was not yet an "equity partner," and she was borrowing to pay for daughter's private school. By the time she realized prices had gotten away from her she had hunkerd down in PCV and become a bear, because she simply couldn't afford to buy.

She spewed hateful views, was nasty and obnoxious to anyone with whom she disagreed, she used foul language and she hijacked every decent debate and discussion with her vitriol. She added nothing substantive but extreme positions supported by nothing but her ill-informed, arrogant opinion. These comps she posted were nothing but cherry-picked misleading examples she would find to push her nonsense views.

Having said that, AR literally lost me when she began engaging the troll. She had to know her ire was the food upon which it feasted, yet I was constantly amazed by the fact she couldn't stop herself. Like a moth to a flame, it was -and still is, apparently.

Valid point, but perhaps overstated. Most owners have an unhedged long position in Manhattan real estate - usually with a heavy dose of leverage to juice the risks and rewards.
Renters have something different. What's it analogous to? An out-of-the-money call option with a fairly low premium? A hedged short position? Whatever you call it, I think it has less downside than ownership, so you can't exactly equate a renter's "skin in the game" with an owner's.

West81st - the bet is the same magnitude, just different directions. Owners have locked in (the majority of) future housing costs, the renters have not. They have the same exposure. Let's keep this simple:
Person 1: $300k cash (set aside for down payment), rents 2-bed apt that would cost $1mm to buy. Thinks prices are heading down. But they go up, 10%, so has to find another $100k to buy the place.
Person 2: $300k down on a $1mm place. Prices head down 10% - has to come up with another $100k to maintain his equity.
hey 81--agree re the illiquidity/leverage the owner faces vs the renter--but what's so different for the renter with many alternative investments to re? like hedge funds? and fixed income products with redemption penalties?
and there was sure "skin in the game" for those who could afford to buy but chose to rent during just about any period between 1992 and 2007---f'ing real estate bull train left em in the dust!!

Printer/Wbottom: The comparison holds IF you value at (or near) zero the renter's last-resort exit option, which is to leave the market altogether without ever buying. I guess that makes sense if you consider the overall life impact of leaving Manhattan to be to great that it outweighs any imaginable financial loss.
Again, I basically agree with the basic premise. I just think that, all else being equal, a renter generally has a smaller stake in the market going down than an owner has in it going up.
