Discussion about
Interested to know what kind of maintenance is required for wall mount toilets. I am being told that if toilet starts running or breaks down for whatever reason, the whole wall or at least partial wall needs to be demolished. Is this true? I have 2 tiny bathrooms & would love to use these to save space. Comments? Recommendations? Advice? Thanks!

There is no maintenance issue. There is for sure an installation issue. I wouldn't install one except in a free standing house, but even then why invite trouble when you don't need to.

And there are plenty of floor mount models that are highly space saving, that's not the reason for choosing one over the other. Expand your brands.

Also, go for a pedestal sink, and put another cabinet on the wall, maybe a corner. Baths always look bigger without vanities.

Sammy,

I have installed many wall hung toilets and have never had a problem, never. We were called in to repair one that was installed by others and that was not a big deal to fix. I would not hesitate to use a wall hung toilet

Primer - knowing you from these boards, I'm assuming you have installed many of these in pre-war Manhattan coops. You don't anticipate any issues there? We will be replacing all plumbing etc. thanks!

Sammy,

The only thing that could be a problem is the width of the wall. You might have to build out the wall if you have room. They do make carriers that are only 4" now. http://www.geberit.us/pdf/GNA7107.pdf.

Your contractor should be able to let you know

Sammy you got the answer you wanted, but I've renovated a lot of property in my life. If you get a brilliant plumber you can probably hang a toilet from the ceiling. But you had better know how to hire a plumber who really knows what thye're doing, and you need to have the money for premium work.

Here's just a sample of the kind of thing you'll find out if you do more research. There's plenty more on-line if you look for it:

"I am not a plumber or installer but our house came with four wallmounts. I can only tell you that it's a nightmare. First, due to the fact that the carriers are bolted into the wood frame the toilets have sagged. Replacement was the next nightmare, we opted for floormount wall-discharge because they don't sag. It's a boutique market, VERY expensive, the available selection is very small and I found the quality to be subpar. It took six (!) toilet shipments to us until we had our first toilet that actually worked and didn't arrive in shards.

Long story short if I had the choice I would never, ever consider wallmount if I'd be building a new house. In fact if I ever needed to move and buy another house and it had wallmounts, I probably would not buy that house.

Europe has a lot of concealed tank toilets. Yeah, they look slick, I've lived there. But I remember that spare parts were rather expensive. You couldn't just take $20, waltz over to Ace Hardware and be done with it. However, they had less chlorine in the water so rubber and plastic parts lived a lot longer. It was quite normal for a toilet not to need anything other than cleaning for a decade or more.

Regards, Joerg."

Kharby,

If you asked me about any subject i will show you a horror story associated with it. It doesnt mean you shouldn't do it. There are good and bad in every field.

I wanted to use wall-hung toilets in my place but there was too much stuff in the walls where the carriers would have gone (one plumbing vent stack, one ventilation duct). I could have built out the walls, but didn't want to give up the space. In both cases, the obstruction was within less than an inch of the back of the wallboard, so it would have meant moving the walls out at least four inches.

Agree 100% with the previous poster that you need a top-notch plumber, but you also need your builder involved too so that the framing is beefed up to support the carrier. None of this is rocket science, but it does require attention to detail -- something that a lot of tradespeople sorely lack.

I came very close to installing a wall-hung toilet. Decided against because the last thing I ever want to do is to have to call someone in to
fix.

My listing at 130 Barrow has two wall-hung toilets and people love them. The owner installed one in the main bathroom and the half bath and hasn't had any issues; however, he did hire a great designer and contractor.

I'm surprised the old-fashioned high-tank toilets aren't more popular in cramped NY bathrooms. I'm sure they're more of a nuisance to do flapper repairs and the like on, and require sort of high ceilings at that. But still.

What's funny about wall-mount toilets is that their key selling point -- ease of floor mopping -- is of zero interest to pretty much anyone who chooses to have them in a residence, because those people almost without exception will have their girl do the cleaning twice a week.

Their proper place is in commercial bathrooms, which need fast cleaning every hour.

So AlanHart - What are you saying? Are wall mount toilets easier or more difficult to maintain? Yes, my "girl" will mop the floor daily, but my issue is space; not ease of cleaning, as you correctly pointed out.

sammy300, the issue is the reinforcement of the wall, and it's quite an issue. I actually know someone literally brought the whole contraption down just using it the intended way. In someone else's apartment. Everyone laughed till they cried but that chunk of the wall and fallen toilet is a pretty dramatic sight.

The position of Sheriff in Columbia County dates back
to at least 1772 when Phillip J. Livingston was
appointed to the position. In 1822, Samuel E. Hudson
was the first Sheriff to be elected to serve a term of
three years. Since then, the Sheriff has been an elected
official with the current term being for four years.

As the oldest constitutional law enforcement officer of
the county, the Sheriff is charged with maintaining the
peace in all municipalities, villages, and townships
within his/her jurisdiction, as well as the care and
custody of persons pending court action. The Sheriff's
Office is unique in that it is one agency which provides
five public safety functions ...law enforcement,
corrections, security services, emergency management
and civil enforcement. In addition to police services,
the Sheriff maintains a 135 bed county jail located at the
Public Safety Facility and provides security for Local,
County and Supreme courts and other county buildings
such as the County Clerk's Office and Social Services.

The Columbia County Sheriff's Office is a state
accredited law enforcement agency which currently
employees 115 full time and approximately 60 part time
men and women who serve as Deputy Sheriff’s,
Correction Officers and civilian members of the
Communications, Civil, Records, Court Attendant,
Medical and Food Service sections of the Office. The
men and women within the five divisions of the Office,
(Law Enforcement, Corrections, Security Services,
Civil Enforcement and Emergency Management),
provide a wide range of services to County residents.
Deputy Sheriffs must reside in Columbia County. The
Sheriffs Office is a civil service agency. Full time
employees are required to pass a civil service test and
be ranked on a list approved by New York State and
administered by the county Civil Service Commission.

Columbia County is located in the Hudson Valley of
New York State between the Hudson River and the
Massachusetts and Connecticut state lines. It is
approximately 125 miles north of New York City, 30
miles south of Albany and 100 miles west of Boston,
MA. In addition to approximately 64,000 residents
residing over 644 square miles of land area, Columbia
County has roughly 30 miles of Hudson River
waterfront along its west border.

The Sheriff's Office owes its successful development to
the support of the Columbia County Board of
Supervisors, the many previous Sheriffs and all of the
men and women both past and present, who have
dedicated themselves to the service and protection of
the citizens of Columbia County.

Round-bowl floor-mount with tankless/flushometer? But your floor drain is still where it is, even if the toilet doesn't need the room behind it. So there's that.
