Discussion about 255 West 85th Street #9A
Is it underpriced? I would have thought at least 1500 per sq ft. Seems renovated.

Is it me or does the kitchen seem too small in relation to the overall size of the unit?

I think it will be very easy for some one to open up the kitchen to dining room and increase the size.

Owners tried to sell last March (unit was listed as 9ABCD)-- started at 4.195 mil and price slowly decreased from that. Monthly charges would be around $6,000-- not uncommon for a condo of this size, but still a pain in the butt. Maybe sellers are desperate.

CC and Taxes are just over $2 per sq ft which is average. New developments are close to $3 per sq ft. Seller probably just wants a bidding war.

Last time it sold sold it was on the market for a very long time as well, so I think it's just a "problem apartment". Part of the issue is that it's in a building of mostly much lower quality apartments so it's got "best house on mediocre block" syndrome.

the problem with a lot of new luxury developments, like the 100 eleventh ave linked above, is that they have crappy layouts. much better layouts for families in older more affordable buildings.

Very low ceiling for a 3.5M apartment.

Think they are standard 8 foot ceilings for post war construction before 95. They work of for smaller apartments but not so well for a larger apartment.
