A new housing lottery at The Pierrepont in Brooklyn Heights is offering 23 units to renters who qualify. The building, located at 146 Pierrepont St., will rise 21 stories between Clinton Street and Cadman Plaza West and offer 91 units.

Rents for the affordable units start at $596 and range to $2,993, depending on income level. The lottery is geared towards low- and middle-income earners who make 40, 60 and 130 percent of the area median income, or between $22,389 and $135,590 per year. See below for details.

The affordable units offer major savings compared to market rate rents in the building and the neighborhood. Market rate 1-bedrooms in the building start at $4,350 and the rate is $10,350 for 3-bedrooms. In Brooklyn Heights, 1-bedrooms and 3-bedrooms typically rent for  $3,025 and $7,350, respectively.

Aside from the difference in price, the affordable units are qualitatively the same as the market-rate units. All feature top-of-the-line appliances, washers and dryers, gleaming white bathrooms and large windows. Some offer stunning views of the Manhattan skyline. What’s more, the amenities at 146 Pierrepont St. are a cut above most luxury amenities. The rooftop terrace is a true standout featuring gorgeous views, landscaped planters and grills. Other plush amenities include an attended lobby, fitness center and pet spa. Access to some of amenities, however, come at an additional fee.

The luxury tower adds another building to Marvel Architects’ portfolio of Brooklyn projects. In Brooklyn Heights alone, the local architecture firm has created designs for the Pierhouse, 1 Hotel Brooklyn Bridge and the Brooklyn Public Library’s New Cadman Plaza branch at 280 Camden Plaza West. Nearby, they designed the St. Ann’s Warehouse in Dumbo and Building 77 at the Brooklyn Navy Yard.
