Sunset Park has a lot going for it: its namesake park, quick commute to Manhattan, and newer developments. All that has earned the neighborhood a spot on StreetEasy’s list of NYC Neighborhoods to Watch in 2024, meaning its popularity — and prices — are on the rise. Still, there are great deals to be found in the neighborhood, like 549 41st St. #4D. Our Deal of the Week is a top floor 1-bedroom in a gorgeous building just across the street from Sunset Park.

The Price: $450,000

The median asking price for a home in Sunset Park was $1.4 million this February, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced at about a third of the median asking price for the neighborhood.

Buyers who put down the 20% minimum down payment of $90,000 can expect to see monthly payments of $2,877. This includes a mortgage payment of $2,328, and maintenance fees of $549 (pretty low by NYC standards).

Why You’ll Love It…

Enter this unit through a long hallway with built-in shoe storage and hooks to hang up your coats and bags. The whole unit has gorgeous oak hardwood floors and 9-foot ceilings, plus original details such as crown molding. West and northeast-facing windows offer great light, as well as sunset and water views!

In addition to a window, the kitchen has a pass-through to the living room which keeps things airy and open. Cooking and cleaning in this space should be a breeze thanks to full-size stainless steel appliances, including a dishwasher. The countertops and shelves are also stainless steel, providing a sleek look and feel. A butcherblock countertop also makes food prep ultra convenient.

The bathroom is windowed and has its own linen closet, plus two more storage spaces in the hallway. A king-sized bed can fit in the bedroom, which also features a huge walk-in closet.

Located in a Finnish co-op building with a live-in super, common laundry room, and bike storage, this unit has access to many conveniences. There are even solar panels on the roof, which help keep owners’ electric bills low. There’s always something do across the street in Sunset Park, thanks to its Olympic-sized swimming pool, fitness center, tennis courts, and more. The D, N, and R trains are all nearby as well.

…And Why You Might Not

Unfortunately, this building doesn’t have an elevator, and the unit is on the top (fourth) floor. The building also doesn’t allow cats, but does allow dogs. In the living room, it would be a tight squeeze to fit a full dining set in addition to a couch. However, a smaller set — as seen in the staged photos — would work.
