A new housing lottery has launched at 540 W. 53rd St. that will bring 102 affordable apartments to the Hell’s Kitchen/Clinton section of Midtown West. The building will rise 13 stories between 10th and 11th Avenues, and will offer proximity to the new Hudson Yards developments as well as DeWitt Clinton Park. In addition to the 13-story building on West 53rd Street, the project also includes a 23-story tower on West 52nd Street. Taken together, the two buildings will make a big impact, spanning 466,204 square feet and adding 392 housing units to the area.

Of these, 102 units have been designated as affordable, and will be available to renters earning between 80 and 165 percent of the area median income. Rents will start at $1,091 and range to $3,270, depending on unit size and the applicant’s income level. Applicants who are municipal employees or current residents of Manhattan Community Board 4 will receive special preference, as will applicants with disabilities impacting their mobility, vision and hearing.

Planned building amenities include a part-time doorman, a fitness center, laundry room, communal outdoor space and children’s play room.
