Essex Crossing Lottery

A new Lower East Side housing lottery is offering studio units for low-income seniors starting at $311 a month. The 84 units are available to households earning between 30% and 60% of the area median income (see the chart below).

Part of the larger Essex Crossing project, this phase is dubbed “Site 8” and will feature 84 units of affordable senior housing, plus eight additional units for formerly homeless seniors through the Section 8 program.  The income requirements range between $13,303 for a household of one at 30% AMI and $51,240 for a household of two at 60% AMI. Each household must have at least one member who is 62 years of age or older to qualify. The eligible income brackets are listed in the chart below.

A massive venture between various city organizations including, BFC Partners, L+M Development Partners, Taconic Investment Partners, and Essex Crossing will offer more than 1,000 new apartments. The development is also home to the new Essex Market and once completed, will feature nine buildings, a 15,000-square-foot park and 600,000 square feet of retail space.

Located at 140 Essex St., winners of this Lower East Side housing lottery will have access to an outdoor terrace, fitness center, resident lounge, laundry facilities and bike storage.

Application Details

To apply online, visit NYC Housing Connect. To request a paper application, send a self-addressed envelope to: Essex Crossing Site 8 Senior Housing/ Triborough Finance New Station, PO Box 2010, New York, NY 10035.  Applications must be postmarked or submitted online no later than Aug. 20, 2019. After the deadline, applications are selected for review through a lottery process and if selected, applicants will be invited to an interview to continue the process of determining eligibility.
