The Price: $649,000

The median asking price for a home on the Lower East Side was $1.5 million this February, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced at just over a third of the neighborhood’s median asking price.

Buyers who put down the 20% minimum down payment of $129,800 can expect monthly payments of $4,520. This includes a mortgage payment of $3,419 and a maintenance fee of $1,101.

Why You’ll Love It…

First of all, we have to talk about the views this apartment provides. The two east-facing windows in the living area overlook the East River and Williamsburg Bridge, and are sure to offer some stunning sunrises throughout the year. What’s even better than watching the sunrise from the comfort of your living room? Watching it from your private balcony! It’s recently been re-tiled, and is also equipped with an electric hookup so you can hang lights or charge your laptop (work-from-balcony, anyone?).

The living area is outfitted in hardwood parquet flooring while the kitchen features square tiling. There’s a built-in dining banquette in the transitional area between the kitchen and the living room, providing the perfect spot to eat breakfast or entertain. The kitchen boasts stainless steel appliances (including a dishwasher!) in addition to lots of cabinetry and countertop space.

In total, the apartment features three closets, one of which is currently staged as a hidden office. The closet at the front of the apartment is a walk-in, so you’ll have plenty of space for coats, linens, and cleaning supplies. The last closet is in the king-size bedroom, along with two windows, one facing north and one facing east.

The unit is located in the East River Coop, an elevator building with a 24-hour doorman, a gym, a bike room, common laundry, and two private gardens with playgrounds. Four bus lines stop nearby for easy commutes throughout the city. Plus, the building is just across the street from East River Park!

…And Why You Might Not

While the building allows cats, it sadly doesn’t allow dogs. Additionally, the nearest subway stop is over a half-mile away, which isn’t terrible, but could be a lot better. Plus, the traffic from FDR Drive and the Williamsburg Bridge are bound to be a bit noisy. However, if you’re set on the Lower East Side and are seeking a full-service building at a bargain price, look no further!
