Park Slope has become synonymous with picturesque “brownstone Brooklyn,” with its tree-lined streets, brick facades, and storied stoops. Of course, as interest in the neighborhood has increased, so have the prices — but our Deal of the Week goes to show there are still steals to be found. Check out 317 3rd St. #2A, a 1-bedroom co-op located right across the street from Washington Park and a few blocks from Prospect Park.

The Price: $599,000

The median asking price for a home in Park Slope was $1.8 million this December, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced at under one-third of the median asking price for the neighborhood!

Buyers who put down the 10% minimum down payment of $59,900 can expect to see monthly payments of $4,371. This includes a mortgage payment of $3,558 and a maintenance fee of $813 (not bad by NYC standards).

Why You’ll Love It…

You get the best of both worlds in terms of exposed brick in this apartment: there’s a wall of classic red brick in the living room, and a wall of whitewashed brick plus a decorative fireplace in the bedroom. Both are beautiful and perfectly compliment the unit’s gorgeous hardwood floors. The bedroom also features an oversized window in addition to a California Closet. But if you’re looking for a more traditional closet, you get that as well, in the form of a walk-in closet right outside the bathroom.

The open kitchen is small but mighty, offering lots of storage space including a wine rack, to-the-ceiling cabinetry, and some open shelving. A peninsula provides ample room for food prep, in addition to bar seating if you want it, as the living area has room for a dining set. And of course, we have to mention the set of stainless steel appliances, which includes a dishwasher!

This unit is located in a pet-friendly co-op complete with a laundry room and bike storage. The building is situated just across the street from Washington Park, which features a dog run, pickleball, wallball courts, and a skate park. And if you’re ever in need of more walking paths and sprawling lawns, Prospect Park is less than three quarters of a mile away.

You’ll have your pick of subway lines with the F, G, and R trains all stopping nearby. Other conveniences include Whole Foods and the Park Slope Food Co-op, in addition to a slew of bars, restaurants, and shops along 5th Avenue such as Union Hall, The Ripped Bodice, Negril BK, Ginger’s Bar, and Chela.

…And Why You Might Not

The biggest drawback of this unit is its lack of windows. While there’s one in the living area, it seems to face another part of the building, meaning it won’t get a ton of light. There are no windows in the kitchen or the bathroom. Additionally, there’s no elevator in the building, but thankfully, this unit is only on the second floor.

Even with these considerations in mind, it’s fair to say this Park Slope unit is a steal for the neighborhood!
