A new housing lottery for the Lincoln Apartments at 510 Flatbush Ave. in the Prospect Lefferts Gardens section of Brooklyn will offer 16 units to qualified applicants. Eligible applicants must earn at 130 percent of the area median income, which ranges from $61,955 for a single person up to $135,590 for a four-person household.

Rents for these lottery units are about $300 below market values. For instance, a studio at 510 Flatbush Avenue was leased for a net-effective rate of $2,100 after one free month was calculated into the year-long lease. Lottery apartments will cost $1,807 for a studio; $2,270 for a 1-bedroom; and $2,733 for a 2-bedroom unit.

Applications must be postmarked or submitted online no later than May 15, 2018.

The Lincoln Apartments are located on the southeastern edge of Prospect Park, and offer modern, spacious interiors finished with oak floors, oversize windows and stainless-steel appliances.

The nine-story building offers amenities such as a courtyard, roof deck with Prospect Park views, fitness center, elevator and residents’ lounge with a kitchen for entertaining.

Additionally, the Lincoln Apartments offer indoor parking and storage spaces for lease. The B and Q subway lines are around the corner, and the 2 and 5 trains are also nearby.
