The Helux rental building in Hell’s Kitchen has just announced an affordable housing lottery for 18 apartments. This is great news for middle-income renters earning  130 percent of the area median income and who are looking in Manhattan. Eligible salary ranges are between $73,200 for one person up to $135,590 for a 4-person household.

Located at 520 W. 43rd St. between 9th and 10th Avenues — with stellar views of Manhattan and the Hudson River — the Helux was sold last year. Under terms of the $170 million sale, New York City was able to offer the Helux tax abatements in exchange for a raising the percentage of affordable units in the building from 20 percent to 25 percent.

The result of this sale has led to this new offering, which will peg rents at $2,135 for a studio; $2,485 for a 1-bedroom and 2-bedrooms for $2,760. To get an idea of the discount offered via this lottery, a market-rate listing for a 2-bedroom at the Helux is now $4,675.

The sale of the 35-story Helux building to the Dermot Co. in 2018 has resulted in the apartments undergoing complete renovation. Interiors now sport full-size, stainless-steel appliances, including gas range, microwave, dishwasher and a full-size refrigerator.

Kitchens are finished in custom metallic white cabinetry and gray speckled white marble countertops. Wide-plank flooring, custom-fitted shades, Nest thermostat and in-unit washer and dryers are part of the deal.

Building amenities are also abundant: New lobby, landscaped sun terrace, 24-hour concierge, bicycle and tenant storage spaces, on-site management, laundry room, resident lounge, children’s play area and an attended garage with valet parking.
