The building at 222 E. 44th St. is home to a new Turtle Bay housing lottery.

At 41 stories and 555 feet tall, the shiny rental tower at 222 E. 44th St. is hard to miss in the Midtown East skyline — but the visual splash is not the only impact it makes. A major new affordable housing lottery for 109 units in the bold building is now open.

Eligible applicants are those who earn either 40 percent of the area median income (between $22,903 and $33,400 per year), 60 percent ($36,823 to $62,580 per year) or 130 percent ($74,435 to $135,590 annually). There are 87 apartments available to those in the first two groups, with rents from $613 to $1,230 per month, and 22 for the 130 percent of AMI group, with rents from $2,116 to $2,733. The Handel Architects design for this rental development is a freestanding building that fronts both 43rd and 44th streets, between Second and Third avenues. It allows for a greater number of apartments in the higher floors, maximizing views of the nearby Chrysler Building. An open courtyard/lobby at the base is bracketed by a waterfall wall at one end and a reflecting pool at the other.

Amenities in the building include in-unit washers and dryers, fitness facilities, a swimming pool, bike room, play room, and even a golf simulator. (Additional use fees may apply.)
