The APARTMENT:
Our very spacious & sunny 2bedroom 1.5 bathroom apartment on the 29th floor of a luxury building is available 5/1. It’s great for roommates or a family.
We are moving out of the country, so we’re looking for someone to take over our lease. In addition to the great space & views, I think the half bath makes a huge difference for both a roommate situation or family with kids. The second bedroom is converted and has windows facing North & West. We put the wall up for a larger living room, but the wall can be moved out to make a larger bedroom or taken down completely.
This is not a sub-lease. Your names would be on the lease that goes through 11/30, and the management office would give you the option to renew it after that.

RENT/FEES:
- The rent is $4376/month which is $600/month less than a unit with the same layout that was just rented out on a lower floor. We’ve listed it at $4275 because as soon as your paperwork is through, we will write you a $700 check for the 7 months left on our lease.
- $500 application fee that will be REIMBURSED once the application is approved and the lease has been transferred.
- $75 credit check fee per applicant

Windsor Court is a luxury doorman building at 31st and 3rd ave.
It is:
- 1 block to the 6 train (32nd & Park)
- gym/fitness center w/ indoor lap pool & fitness classes on the roof, for additional fee
- laundry room on every floor
- awesome doormen!
- granite & marble kitchen and bathrooms w/ new appliances
- heat/ac in each room
- there’s a Gristedes grocery store in the building, and a Fairway 1 block away
- parking available in the attached basement garage, for addl fee

REQUIREMENTS:
- Income requirement is 50x rent. In other words, the combined salaries of the names on the lease (max. 2people) must be at least $218,800
- If you do not meet the income requirement, guarantors are allowed at 80x the rent.
- Good credit
