This reconversion brings a new chapter of understated industrial luxury to The Printing House, with the introduction of ultra modern Italian design, innovative functional details, combined with technological advances to bring state of the art comfort and practicality into this convertible 3 bedroom, 3.5 bathroom classic industrial loft with Hudson River views. Centering the work around the structural components of the space, sophisticated geometries and surfaces, and superior workmanship, French Designer Catherine Denaes – in collaboration with Dom Interiors NY – uses elemental materials such as solid oak, steel, and lime wall finishes to leave the focus on carefully curated products.
The exceptional living room features 15’ ceilings, distressed wide-plank DuChateau fine-sawn white-oiled European white oak flooring, awing Venetian plaster and stucco walls, allying a modern, cutting-edge feel with a more vintage look. The Italian-designed Artemide chandelier drops from 15ft ceilings, blending the formal and aesthetic with technological innovation. Running the width of the loft are floor-to-ceiling industrial windows with electronic shades. Leading to the master suite and second bedroom are two custom steel staircases, whose design was inspired by the original metallic structures of The Printing House.
Off the living room, the den offers the possibility for personalization. It is easily convertible to a third bedroom as it already has a walk-in closet and en suite bathroom.
The professional chef’s kitchen boasts a SubZero refrigerator, Miele dishwasher, Alpes-Inox ergonomically designed cooktop, and Verona wall oven. The counters and sink are stainless steel. A separate dining area allows for entertaining.
Upstairs in the master suite, Lema designed cabinetry in a carbon oak finish are ingeniously integrated to the HVAC system, creating a contemporary versatile deep ledge which adds to the privacy and functionality of the space. The bedroom opens into a massive walk-in closet, suspended on a custom metal catwalk, leading to bespoke shelving which runs from floor to ceiling. The en suite bathroom, tiled with Brazilian-sourced, Montauk grey slate with a lava stone fresco, creates a raw, natural and serene environment. The large walk-in shower is a story of its own: manufactured in Spain on the Mediterranean coast, the Porcelanosa shower tower merges stainless steel industrial design with a Balearic, Spa-like rejuvenating rain shower, hand shower, as well as lateral hydromassage. The shower space is complemented by Kaldewei shower trays’ anti-slip surface, fusing optimally ductile steel with tough glass to create an enamel which is 100% sustainable, long-lasting and exceptionally hygienic. Four recessed Robern medicine cabinets offer sleek storage and functional modular design. Suspended Geberit Duofix Toto toilets enhance the contemporary, elemental sense of space. The Italian made Agape stainless steel towel rails are minimalism at its most refined. Antique teak Burmese temple doors sourced from Andrianna Shamaris serve as vanity tops and are supported by thick stainless steel slabs custom-made in Brooklyn, N.Y., fusing the organic treasures with the industrial history of the building.
Additional defining elements include the eco-compatible, italian-made, glossy lacquered laminated glass and titanium Rimadesio doors, which create functional junctions, generating high reflectivity to form exclusive, transitory depth effects. Belgian-made Delta Light and Sistemalux lighting throughout rest of the loft enable structured ambiances to be created.
A separate laundry room with Miele washer/dryer and a SubZero wine cooler. This loft is wired with The Nest learning thermostat which learns user schedules, programs itself and can be controlled from smartphones, potentially reducing heating/cooling bills up to 20%.
